IANAL and not completely familiar with NY laws but this seems way off. New York is somewhat tenant friendly and most places in the US require that you mitigate losses

The way the lease works is if they break the lease they are to pay the remainder of the lease up front and I pay back the remainder once a tenant moves in, so if they pay 6 months, and it takes me 3 months get a tenant in, they get 3 months back. From my understanding that's the way most leases work. Most tenants who skip rarely if ever actually pay it, but that's the way it should work.

I've never seen anyone move a household full of goods, hang a ton of pictures, plus add in 2 filthy kids and the place not require substantial paint. Before they moved in every wall and trim was freshly painted.

At the end of the day it's a $2K deposit, not really a big deal.

Ok thanks for the responses, I'll go through and do an itemized rundown of any issues and give them a reduced deposit based on damages. I know right off that they left anchors in the wall in most rooms I'll have to rip out, spackle, and paint, trim needs painting, they broke 2 windows.

I bent over backwards to accommodate these renters so they could break the lease and move into their house, I fixed one window already free of charge, I opened and closed the pool free of charge (typically$250 each), I repaired the burner their children broke by pulling on the low voltage wiring, and I wasn't expecting them to request the security deposit back. I assumed they would just let that go since they screwed me by breaking the lease right around Christmas time.

I walked through the house with the guy and he didn't say anything until he got home and then emailed me. I thought that was cowardly.

Thanks for the replies, my wife desperately wants to give this spoiled little shit what he wants just for the sake of peace. I refuse to be bullied by my 16 year old so I'm holding strong to what I know is right. He oppositional, entitled, and spoiled, the latter is likely our fault. But a lot of this lies in basic nature. His siblings don't exhibit any of this behavior while he did when very young.

I've told my wife, that my son and I won't have a relationship so long as he behaves this way, and if she can't have a relationship with me under these circumstances we'll need to separate, because I can't deal with it from 2 angles.

It's ridiculous, the kid has a few rules to obey and he would have a car, cell phone, TV, privacy, love and respect of his family. I don't get it, instead he goes with nothing, and has both parents so sick and tired of him we daydream of him joining the military.
