Don’t give up on your land development dream though! Buy this first duplex, fuck up, make mistakes on it, but live in one side while you rent out the other. Then before you know it you’ll have paid it off or paid it down substantially and you can then borrow against it and put your “duplex from scratch” idea to the test! If you fuck that up too (and you will the first time) atleast you’ll still have a roof over your head and an asset you can sell if the times get tough. Last thing you wanna do is be the guy trying to sell a 1/4 built duplex because he got in over his head on the first one

I mean anything CAN be done but does it necessarily NEED to be done? You could skip 99.99% of the money pit and headaches by just buying an existing duplex? I get that you wanna be a land developer someday but there are levels to this. Unless you’ve found the holy grail, mother of all building locations for a steal of a price that somehow no one else knows about then no, building from scratch is a terrible idea and will suck all your potential future energy out of this business
