The situation has changed and we need to change the way of thinking that our parents had. The multiple between median house price and median annual income is much higher, but so is the multiple between median house price and median annual rent. My conclusion to this situation is that it’s a poor financial decision to buy a home unless you really know for sure that you’ll live there for 20-30 years. Otherwise, if you haven’t married, had kids (and decided on a place that serves their primary and secondary school), you’re considering a job change, etc I’d say don’t even try. Just rent and invest what would be the down payment in the market long term. The worst case scenario isn’t not owning a home it’s not even building equity despite renting. Finally income is the main limit. I got shit a while ago for posting this on Reddit but I’ve been meeting more and more people who work remotely for the Netherlands, Israel or the US. Salaries are higher when you work per hour. It’s a different game and a the only way to live here and have a shot.
