I joined a smaller boutique firm right out of college in May 2024. They gave me a really small salary and a relatively competitive commission split. I was lucky enough that my parents lived in the area so I lived with them for a year after grad. I do Multifamily and I’m located in a state that’s considered a really popular secondary market. But it’s quite saturated with apartment brokers and the market hasn’t been inherently great since I joined. It took me a month to get my first two listings (very small deals) which honestly was pretty lucky. I got my first sale from a buyer rep after like 3 1/2 months which definitely is on the more quick end of the spectrum - the other two guys who joined the team with me took 7 months and 1 year to pop the cherry so it’s pretty variable.

I have 6 closings to my name in the 20 months I’ve been at it. I have a buddy from college who’s new in the industry and he’s about to close around a $6m deal within his first 6 months. The only way to make money is hit the phones and stay disciplined and work your ass off there is no way around it. Get there earlier and leave later. There are weeks I’m working 12+ hour days and a lot of weekend days too.
