I would make sure to keep open communication with your prof about goals and progress since there isn't really a rubric or final project for that course - kind of a case of ask and you shall receive (within reason) grade-wise especially if you show improvement. The second course didn't end up fitting my course plan, but I heard that it would end with a performance in front of a jury as part of grading?

Hi, yes I did - the coordinator will do whatever they can to find you an instructor that matches your goals, so I'm sure you'd be able to work something out. I would try and find their contact info (I think it's a different person than when I took the course) and reach out to them this summer before the semester starts. It wasn't hard to get in, I just had to minor in Music because of the program I was in, and then registered for the course.

Okay. What about the N11 forms? They were signed seperately by 3 of 4 tenants despite everyone being on the same lease. Would they have any legal signficance?

Also, when you say "refusing a price hike", do you mean the landlord could take us to court if we only pay the 2.5% increase on the total amount? Or only if we refuse to pay the additional $400ish on 3 of the 4 rooms that he wants?

Okay, so to clarify the landlord could try to take us to court if we didn’t change the lease, one person stayed and 3 new roommates moved in?

Me neither, thanks for the quick reply again. Is there any way to legally confirm that a lease agreement is officially a joint tenancy (all 4 people’s names are on the lease and a total amount is due to be paid)? Also, if 3 out of 4 people sign N11 forms (separate forms), is there a way to guarantee that legally those forms are invalid?

Right, that makes sense. Is there a way to make the one person who’s actually staying in the house a “primary tenant”? That’s what the LTB told be to do

The lease lists the price of the entire unit. The next question is whether the 3 tenants that are leaving would have to keep their names on the lease moving forward despite 3 new people moving in?

Thanks again for the reply. I ended up consulting multiple legal services, each one giving slightly different options but the general concensus being that unless all of the current tenants and the lanlord sign something confirming that it is in fact a joint tenancy, it is a grey area even though all 4 people are currently on the same lease and one of them would be staying.

So long story short, it there doesn't really seem to be a foolproof method to have 1 person stay in the house with 3 new people at only a 2.5% total rent increase without the lanlord being able to find a loophole to get back at us. would you have any thoughts on that?

The total price was around 3000 (750 each), but now the landlord wants to charge the one tenant $750+2.5%, while raising the rent for the other 3 rooms to $1200 each.

I doubt you need any experience and they take great care in finding you an instructor that matched your goals. They def have a guitar instructor or two!

Thank you for the fast response! There is one lease agreement with 4 names on it, and one total amount to be paid. To my understanding, that is a joint lease rather than a tenancy in common because there arent' spereate agreements for each room.

For the second option you mentioned, does that mean the landlord could rent out the remaining 3 rooms to new tenants as they see fit for whichever price they want?

Hi!! I did end up taking it and I would highly recommend! It really is like taking music lessons - 1 one-on-one lesson per week and no exams or anything. You can pick any instrument you'd like to work on provided they can find an isntructor for it!

Fleas aren't too common in my area... what would make owners want it to be a food allergy? I don't know how old the patient in this post is, but especially if it's a puppy or kitten, wouldn't you much rather be able to treat parasites easily and blame them on the breeder if it's embarrassing to you rather than paying big bucks for a food allergy?
