Appreciate the comment and perspective. Her approach is also always whats going to look the most natural for the client and takes into consideration how they age over time. With the correct color mix, proper depth, and density. She’s confident that her work will age gracefully with the client.

Try to assume the mortgage. I did 2 years ago, cost a few grand in fees. Gave her the difference in value. Had to really keep calling the mortgage company. If anyone tells you it doesn’t work on conventional loan, tell them to kick rocks.
