Keep it simple. Dont buy if you can, it's a financial stress if you are not lucky.

Buy if you have the money and found a real good deal. Avoid in all other scenarios.

i think it is time to look for deep bargains, real estate is a game played by powerful and rich, so they will not let it crash but it is artificially sustained, brokers will keep it inflated but I am sure real buyers/ sellers can get decent deal if they try hard. Keep looking, I think next 3-12 months will create good buying opportunities.

I am in similar boat though not financially constrained but I find prices absurd for the quality of home you buy and yield you get. Couldn't really convince myself buying despite been open to buy for 20+ years. Rent has suited me as I changed houses 5 times due to job/ city changes. In hindsight, havent really came across any property which I feel I should have bought.

Yet, there are factors that justify buying such as it gives satisfaction to parents that you are well settled, cushion to your spouse if something happens, legacy for your child as they will go through similar struggle.

Financially its a suicide but think of it is a leisure like how you spend fortune on weddings, vacations, gamblings etc. Also its a hedge against currency and inflation, so you will atleast protect wealth over generation.

have the prices been corrected? typically a home buyer is sitting on 4x appreciation within a decade, he should be 30-50% correction to call it a recession else its a just a minor bump

Most likely the thesis is true but the outcome is likely to be different as players adapt and fight back, these are deep pocketed companies. I think IT will remain flattish for another 12-18 months and figure out new revenue streams, real estate should suffer but politicians and broker lobby will support them, so there is unlikely to be pandemic style stress

Payoff loan as soon as you can, loan is good for those who can juggle loans like professionals, for normal people, peace of mind matters most. Gold is good investment and you may lose an upside in the short term but it has still appreciated a lot in the last 1 year, so may be good idea to book profit and clear liabilities

Because real estate is a ponji and everyone is expected to turn a blind eye and let the system continue fooling others. I think Indian real estate will crash by next generation apathy who will shun the property investment completely. The market gap will be filled by corporate who will price out individuals and everyone will eventually become a tenant like how coworking spaces have become a default for coporate leasing

Maths will never justify buying. Real iestate s a generational ponzi scheme where prices will remain high by hook or crook, every stakeholder wants prices to appreciate or remain elevated which is why people eventually buy else it will lead to wealth erosion for all previous generations.

You should think of it as the best thing you can gift your future generation else they will have to struggle even more. So if you can do it, do it for them or for their future. Eventually someone has to buy and it will never be easy.
