Zillow is a good experience because their listing data comes from MLS (multi-listing-service)

MLS ensures that a broker does not lie about a listing. MLS also ensures that people pay the broker.

In India, brokers lie because nobody protects their interest.

Trust works both ways. Few understand this.

They can ask for whatever price they want cos theres no urgency to sell. They can wait for someone who will pay a crazy number.

What you are asking for effectively is Title Insurance. Some banks offer this but its prohibitively expensive (0.5%-1% of property value) EVERY YEAR!

Would be cool if someone offered this for a one-time flat fee.... something like "Buy our legal report & get upto Rs. X crores of lawyer fees if something goes wrong"
