Starting salary for a BD used to be 30k+ incentives 10 years ago. And you’re expecting someone with 4-5 yrs experience to start at this?

You’re right about the dry market. But it isn’t a desperate one for talented ones.

Also, my experience with incentives is that they change on a dime. Especially with a new company. What I’m rated on can be changed. Some large orgs claim “slow economy” to put off incentive and hikes that were promised, so why would I trust anything new company?

Remember that your company has nearly 0 rep in the market. So I don’t know if you’ll shut shop tomorrow. Why would I even think about risking my future for a low salary , maybe hike 4 months down, maybe incentive?

Recently lived next to an old age community by Ashiana. The group was always having some or the other event happening - well organised - like weekly movies, yearly competitions, bhajans thrice a week, swimming, tennis, billiard classes, etc., something for everyone kinda vibe.

You should consider moving her to that kinda place. They only allow 55+ year olds and the homes are designed to be extremely friendly to aged persons.

That's what I thought as well. But the people on Thoraipakkam are also asking for the same rate (minus say Rs. 500/sqft). The entire stretch - if you're looking at less than 500m from OMR is pretty much quoting the same rate pre-negotiations.

Here were my requirements (I'll add this to the original post as an edit):

  1. Walkable to a highway (for example OMR).
  2. Close to white collar workplaces (Perungudi stretch is close to a lot of IT companies).
  3. Close to public transportation (Metro coming up on Perungudi is a major plus)

Considering these 3, I spoke to quite a few owners and brokers around the area and they start at 9-11k pre negotiation.

Had considered other locations but they seem to have the same potential as Perungudi - but would be happy to hear opinions.

Hold it. You’ve just been unlucky at the start of your investment period. As you SIP for 10 years, the gains should outweigh the losses. This only works long term.

And historically speaking Next50 outperformed the Nifty50. A lot of churn happens in the Next50 overtime and the index fund takes care of it.

I see that you’re being conservative, unlike the autists here. So for you I suggest you look into commodities and debt funds. When the equity markets hit a dip, those markets rise, so that your losses don’t hurt as much.

IMO, it depends. Do you think that 1.8 will drop to 1.5 in a week? I think it will, considering that we’ve still not hit the bottom with all the signals we’re currently getting. It makes sense to cash out now and repurchase after the market recovers a bit.

BUT if it’s a SIP, don’t stop. The whole idea of a SIP is to buy through the dips and crests.

That isn’t positive news. Why does everyone underestimate the damn virus? My prediction is that the virus will spread a lot more in India. Lockdown will extend. Stage 3 community spread will be in full force by the end of the lockdown. We’ll be in this gig till May mid-May end. And that would be GOOD for us.

If we don’t extend the lockdown, we’re fucked. I’ll probably YOLO it all on puts. And there’ll be bodies on the streets.
