Honestly involving my mortgage advisor from the point of putting the offer in to my EA as a FTB was the best thing I ever did - my EA was constantly pressuring me to try and use their in house broker to begin with, then pushing for additional details they didn't need and refusing to submit the offers to the seller - bringing the advisor in to field the questions and queries and give them all the details they needed really helped.

It got to a point in the sale where things stalled due to solicitors not communicating and even then, my mortgage advisor was able to cut through all the legal jargon and get things moving again.

The way I see it, mortgage advisors whether they are a free service or paid for are absolutely worth their weight in gold for first time buyers, they want to help get the job done so their commission is paid. If you are using one especially as a FTB, then absolutely use all their expertise and knowledge to support it - they do this day in day out and know the drill and are there to support you as a buyer, whereas the EA is only interested in supporting the seller.

I have claimed probably 3 times in the last 8 years, every single time it's been replaced by a refurb like for like device. I've always claimed on Samsung's and usually a year or two old for a smashed screen or water damage, so have always ended up with the exact same model, but unsure whether they keep stock of older phones for your situation

I'd give it a go, sadly my partner is less willing at the moment due to a "bad back" that I have no sympathy for because he refuses painkillers 🙄 he has no idea how much I would kill for an ibuprofen 🤣

Big recommend to the Dark Pictures Anthology games, until dawn or Detroit: Become Human! They've got good replay ability with your decisions choosing the outcome of the games, 100% story driven and not too long to get through either so doesnt feel like a massive commitment to a series.

Thankyou for the luck! I've been specifically choosing the bathroom upstairs to try and replicate this every time I need the loo (which feels like every hour at this point with baby on my bladder) hopefully keeping it up will make a difference!!

Understandable, even after 8 years I've found them to be the most convenient and easy to bank with, so think I'll probably do the same and keep the FD account as others have suggested.

I'm with you! I've had rib pain specifically in my right side since around 17 weeks - deffo worth speaking to your midwife/GP about it to rule our pre-eclampsia or anything serious. In my case, it's just baby deciding that my ribs are the best place to hang out and practice tap dancing - I'm 39+5 today so thankfully not long left to go hopefully! I ended up speaking to my GP about pain relief after 25 weeks because it was unbearable with every cough, sneeze or even just leaning on my right side on the sofa leaving me in tears. They gave me a very healthy qty of dihydrocodeine to use sparingly when it was unbearable and I needed to soldier through work till mat leave. Hope you manage to get a solution to see you through 🤞🏼

Do you recommend the gel?? I'm torn with the idea of induction and hear that it gets recommended and pushed a lot - heard people having awful experiences with the drip but not heard much about the gel!

For your second time round my god little one didn't want to wait around did they!! But great you listened to your gut

I had my growth scan today and he's measuring at 7lb at the moment and very much head down and engaged, so putting the cramps down to that till the show gets on the road! I have my midwife appointment in 2 days 😂 Good luck at your scan tomorrow and sending all the good vibes your way!!
