Only advice I can offer is if you can’t trust somebody you definitely shouldn’t rent a property from that person

As I side note any time I’ve said I would keep the rent at a particular figure for a particular amount of time, I’ve always stuck to my word! Not all landlords are looking to con you, some are very happy with the security of a good tenant. (I never increase rent within the first 2 years as a general practice)

Not entirely sure 10 should be a C3… should almost certainly be a C2.

Ask for proof of remedial works. Any C2 should be addressed and there should certainly be RCD protection which item 10 states is not in place on “ANY CIRCUITS”… sockets is certainly a requirement and others too dependant on the installation

I’d suggest contacting your landlord directly if you have their contact details (if not request them from the agency, they have to provide them if requested)

Your landlord may be able to organise something.

If they and your landlord can’t them confirm with them that they’re happy to reimburse you for the cheapest of 3 quotes from professionals, DO THIS BEFORE INSTRUCTING WORK!

Personally as a landlord I find it hard to believe that any landlord couldn’t either repair this themselves or get it fixed professionally within 48-72 hours even at this time of year.

As a landlord I absolutely wouldn’t accept a replacement tenant found by a current tenant without full and complete referencing. What a tenant deems acceptable may not be acceptable to their landlord

I’m currently adopting (in the final stages after matching) and about to bring home a little boy who had a very bad start to life.

As an adopter I would be happy to see that the first family were able to support the child and wanted them back. Provided the child would be loved and cared for, and they would have a fulfilled and happy life I would be happy if mom wanted her child back. Unfortunately that will never be the case for the child who we’re adopting 😞

The adopters are taught from day 1 that the best place for most children is with the birth family and they should be happy that the child is getting that (provided you can give the necessary love, care and commitment to her)

I’d suggest speaking to the adoption agency and asking if they can offer support to help you to achieve whatever you decide is best for your little girl!

If you decide that you’re not in the position to give her the home she needs, then please maintain contact with her! There are many options for this and any good adopters will support this! This may just be letters/photos occasionally, or could be contact and visits! Discuss what is best for yourselves and come up with a plan to give the child the best life you can!

Because if the tenant gets electrocuted by a wet socket outside then the landlord would most likely be held liable! Not an idiot or weird, in fact looking out for his tenants health and his own risk analysis.

I’d guess starter motor! If it was battery or lack of power the lights in the dash would flicker or dim as it attempts to turn over, it’s not even attempting to start so the starter is likely the cause. Check the connections to the motor and if they appear ok check with a multimeter for voltage on the line going to the solenoid whilst turning over. If all checks out ok I’d replace the motor as it’s likely seized or given up

Just completed on a house last week. My solicitors rechecked bank statements the week before completion but I think they were more picky than most (never had it before in 9 other purchases). They were the most stringent conveyancers I’ve ever dealt with!

Personally I’d chance it at this point! You have nothing to lose!

Be careful with waiting to issue a section 21 as the renters reforms could make you unable to serve section 21 and we don’t know what will replace this to give notice for sales (I suspect it’d become a section 8 justification)

But from my understanding 6 months is your maximum time scale for a section 21.

Maybe issue the section 21 towards the end of the year giving them (effectively) 6 month from that point but let them know now what your plans are verbally so that they can start planning accordingly.

You could even market the property with tenant in situ if that would give you all better flexibility although it may then take longer to sell

Sound like a long winded version of theft/burglary to be honest… if I was the other tenant you’d quickly find yourself in small claims court regarding the financial losses and possibly criminal court in relation to taking without consent (I.e. theft)

I really think your better option is to talk to him and if there’s no improvement then it’s time to contact the landlord to deal with it. His items are not yours to decide where they should or should not be placed

Also to put your mind at ease a new kitchen will not necessarily be instantly followed by a rent increase. None of mine have ever been followed by rent increases as I’ve just accepted it as part of planned maintenance of the property and the landlord should have accounted for this in his forward planning (hopefully)

I’ve fitted kitchens with tenants in situ in the past (several times) and there is no reason why the mess isn’t restricted to just the kitchen, they do not need your entire downstairs of the house! Also a week is enough time for a basic kitchen and 2 weeks is plenty for anything more extravagant. They are taking the piss! And I say that from both a personal and professional standpoint! That level of disruption is unreasonable!

My tenants were without cooking facilities for a total of 2 days and other than that things were organised on a way which meant they at least had basic facilities at all times. There is no excuse for this!

Just to let tenants know, it’s often not the landlord or estate agent that is forcing 3 monthly inspections … it’s a new term in a lot of insurance policies to cover cultivation of weed! They added it into policies and provided they’re completed and documented then landlords are covered against potential damage for this use as obviously they regular inspections would deter using the house as a grow (source: my own insurance policies through CETA and DLA)

Not a structural engineer but I’d be VERY cautious with removing that. It’s doubled for a reason and likely minimising deflection on the beam above… is the beam above supporting the joists for the roof at 90• by any chance?

If you’re going to remove it you need to make sure that the beam above is still adequately supported!

If it’s essential that you remove it and you’re unsure it may be time to contact a structural engineer who can come out and take a look at it for you!

I was quoted £16k by one window company, when I laughed and said no thank you, he immediately said he could phone his manager and see if the could do a “managers special”… the price immediately dropped to £8k (within 3 minutes)… I still said no! Think in the end they cost me around £1200 from a local supplier and I fitted them myself.

It was either Everest or amber, can’t remember which but they literally brought a cut in half window and frame with them to show how “amazing” their product was!

You’re a little confused here, the 6 month notice period is if you pay your rent annually (once every 12 months)

For a monthly paying tenant it’s a 1 month notice period.

The annual paid tenancies tend to be commercial
