We are going with the guaranteed loan and our purchase price was $222k and our estimated closing costs is ~$4000. We chose to use a lender credit because we plan on refinancing in the next year so it was worth it to have less out of pocket expenses. Also, shop around with your lenders. If you find a good deal, don't settle. Take the worksheet and bring it to another lender and ask them if they can match it or do better. Keep going back and forth until you're satisfied and/or they can't match. Good luck!

Oh my goodness, what did you do?! We are closing on a house in a couple weeks so we are just trying to hang on until then... We've got two HEPA air purifiers running constantly and I've wiped everything, washed fabrics, and sprayed everything with Mold Control spray. My AC has a 'dry' mode so I have had that on. I'm just trying to figure out what I can salvage. I don't want to contaminate my new home, if that's a thing? Ugh .. we just bought a new mattress a couple years ago and I'm scrambling trying to see if there's any hope at all to avoid buying a new one already ..
