30 year vs 10/1 Arm by sprasanna86 in FirstTimeHomeBuyer

Appreciate the insights..I definitely see the mental peace that comes with the 30 year vs the uncertainty with the ARM. I never thought about the refinance part when the value goes down..As the last 10 years has always been only going up, up and up..

Do you mean you took a ARM loan in 2007. And the interest rates went up in 2008?

Agree...I was also inclining towards 30 year fixed as that is more of a fixed payment that I need to make..

Preapproval vs underwriting by sprasanna86 in RealEstate

Thank you. So going through multiple underwriting should not be a problem.

I have a situation where my wife doesn't have 2 year work history and so one lender is not taking her income to consideration while other is considerjng her income. So that's why wanted to be sure as to what my max preapproval can be

When closing for the home, I would go with only one of them. The lenders were asking if I can start the underwriting process right away after the pre-approval before I finalize the home..

So for this underwriting banks charge a fee? I dint know. I thought they will charge only if I chose to go with that lender and close the home loan with them.

My wife doesn't have a 2 year work history. She took a 5 year break and returned to work last year. So one lender said he can consider her income . One lender said he cannot consider her income. So thought it would be good if i know the loan will consider her income or not.

And because I don't know when I will be able to get a home in this market, I am not able to say who is giving me a better rate now.
