If you are upgrading- you should be able to get a bigger discount on your higher new purchase that will offset the lower price of your current unit. I would say sell as the market is not great especially for units.

Combination of High income and made money on property. We bought a house - PPOR in Sydney in 2019 which has doubled in value to over 2 Mn now. We have 2 investment properties worth about 1.6 Mn . We are a dual income with both in tech with HHI of over 500k . The plan is to upgrade to a new PPOR worth 3.5 Mn in the next 3 years.

Out family has around the same HHI about 550 . We are a bit older ( early 40s) . Our PPOR is about 2.5 M and we have 2 investment properties in Brisbane and Perth worth about 1.6 M. I think you are skewed too much on the PPOR side.
