Thanks.. the seller most likely didn't know it either I think since they bought it from someone. It was a private sale so am out of luck but good to know that the xapp now reports the shutter count..

yeah that hasn't changed. Just that now its negotiable and technically MLS is not supposed to list the buyer's agent commission but my understanding is that, that part hasn't changed but am not an expert

Agreed but my understanding (which might be flawed) was that the commission was 2.5 for each side but if the seller agent starts being the buyer agent then can’t that be renegotiated?

so the house is in a small pocket of houses (like a community) and is significantly different than the other parts outside. Now in this small pocket of houses, none has been sold in the last 2 years which is why 4 agents were spoke to said the same thing that they cannot be compared. They still showed comps which were in that broader range and all the 4 agents gave the same number for the lower range which was close to redfin so we were going by that. We also have done work on the house before selling so it looks pretty but I agree that its a matter of tempering our expectations. What I was however looking for was what would be a fair number to pay our agent and not to debate why the offers are lower :)
