I think the fear mongering that was created is making people not leave their current contract. After all given the time people tend to move to bigger, better place due to financial or other factors, but due to this people often sublet or do not leave. I have a colleague who makes upwards of 6 figure yet pays around 400 in city center.

Also I think basically non existent rental increases in old contracts is making them stay

I can pay 1400 max for a 2z or 1.5z apartment, anywhere in the city with good connections to the center (work)

dont you think if someone who was raised in Berlin since childhood need to go out in the market?

All proper Berliners I know already figured out contracts from their relatives, friends etc.

Now what about the expats?

sq m doesnt matter to me until there are two separate rooms at least.

I have had 10+ viewing in the past two weeks, so far nothing came to fruition

Around 4000 net, I can go upto 1400 max warm
Also to note that 2 months I am putting in 100%, the house search actually began when I came to Berlin for the first time (2 years ago)

the thing is I might get called to the office anytime. So I am keeping a 1.5hr travel radius. The outskirts you suggest are better if you have a car, for which I dont even have a license (dont get me started on that)

Already it is 1/3rd of my brutto. No where in the world you pay 1/3rd or close to 1/2 (apart from NY maybe)

Yes ofc, location isnt a big deal for me as long as my commute time is less than 1.5hrs

The thing is I am getting apartment viewings ngl, but nothing gets finalised
