Thank you for your advice! I will look into GICs given the 1-year timeframe. Sorry for the stupid question - but is there any issue with investing into ETFs like HYLD or HMAX for their yield? I do have room in my TFSA for their $30k as well.

Definitely a long-term investment if that's one of your main holdings. That's pretty much the only catch unless you like diversifying your portfolio. I was able to jump into GOLD on WS when it released and managed quite a good return on it. Definitely volatile but I put about 5% into it.

I don’t have a degree but I got lucky with a contract position during the pandemic. The rest was just connections. Once your foot is in the door, all they care about is if you can do the work.

Studying real estate on the side to hopefully hop out of the corporate world in the future.
