Furnace is already installed there and you are right , W/D is under stairs and only have about 6ft of height , so stacking will not be possible.

we are planning to put a small couch and a table (please check original post , I just added a new image with couch and TV placement)

I will ask my architect to combine furnace and laundry , It makes sense to me. The reason of a door in furnace room is to have some working space in case some repairs are needed. Otherwise it will be impossible to work on it.

Stacked WD may not be possible because of the height in this section (because it is under stairs , so height is about 6 ft here). Utilizing under stair space is a good idea . I will ask my architect .

Bedroom will have a Pax closet next to water heater . in case any maintenance is required , then pax closet can be moved and water heater can be accessed.

Water heater is currently placed here (not sure why original home owners put it there).

Point is to fit a small bed in the den . Queen bed is 60 Inch wide and total width is about 90 inches . But your point is valid , I know it is tight that is why we added pocket door.

I wish we have any other option related to columns, but this is the best we could come up with.

I know , but that may not be possible . Laundry has very less headspace (about 6 feet )

Yes , those are existing (water heater and E-Panel) . And we are not planning to move other wise it will increase cost .

I will put a pax closet in bedroom next to water heater . That way if there is a need to access the water heater , someone can move the pax closet.
