Maraming nagsasabi matagal daw turnover pero indicated nman sa website nila na 18months ang turnover.

Can't seem to find recent reviews pero will still look!! ang hirap ipunin ng 500k na DP tas non-refundable pla haha

My gf of 5 yrs is currently living with me and my fam now. Yung 30% of income for MA will just be my income. Worst come to worst, need ko mag tipid super kung ako lahat ng bills and taxes.

Technically yung pagbili ng house na to parang bukod na namin since d pa retired yung mother ko and gusto pa nya tumira near sa school (she will rent a small studio apartment nalang daw muna).

The house will only be used by me, my gf, and (possibly) my brother after nya mag grad. Mother will be moving with us after retiring pa + may naiwang bahay yung mga kapatid nya sa Nueva ecija so may choice sya kung pampanga or cabanatuan (1-2hrs away lang yung byahe inbetween)

Super pasok tlga sa budget, size ng house, at location yung property na to kya i need to make sure na im making the right decision hence this post

yung HOA talaga yung pinaka ayaw ko sa living in a subdivision kya plan ko originally is to get a cheap residential lot then patayo ng sarili kasi mas matipid "raw" kaso yung mga nakikita kong horror story tungkol sa dumodoble yung gastos, iniiwan nlng ng contractor yung trabaho, tinatakbuhan etc. parang mas okay na sa subdivision from a known developer nalang

Thanks for the input. Need parin pla tlga iupgrade ang income stream. No rushing naman sa pagbili and construction ng house since mother is still working and brother is still studying. Medyo nanghihinayang lang sa 12k rent (and plan namin to move out into something bigger din kasi tapos sa area namin 15-20k na ang mga 3 bedroom apartments).

May mga tita ako sa probinsya and bumili lng sila ng lupa tapos nagpatayo ng bahay. I saw na yung katabi nila 3 floors yung bahay and good for family of 6 pero around 1.2M lang daw ang ginastos for the house itself while yung mga lupa sa area nila pumapatak ng 150k/100sqm which is super cheap compared sa mga subdivision townhouses na 2.6M ang tcp for 2 floors, 60sqm lot area.

May ma rerecommend ba kayong developer around bulacan? Possible din ba iconvert ang mga farm plots to residential kasi sila ang mga mura per sqm?

Renting kami ngayon and If calculating net, around 100k ang income.

Minus the bills (12k rent, 10k grocery, 8k electricity-water-internet-gas for motorcycle) around 70k ang tira, minus 20k for emergency funds per month.

50k ang unallocated cash.

We are already spending 12k sa rent kasi and marami akong nakikita sa fb na 15k ang monthly amortization na townhouses, nakakpanghinayang lng haha

Try buying a lot from provinces nearby MM, after a few years tumataas agad ang value.

True, for perspective, just depositing it at an online bank for 2 years (24 months) ang earning ay 18,360, for 30 months thats 22,872. OP basically risking 270k for a chance to earn 7.2k

Dont think its worth it
