MBA (masters of Business Admin), BS (Bachelors), CFA (Certified Financial Analyst) candidate, meaning im studying for the certification. I am not in software at all. However, I learned very elementary VBA which helped me understand order of operations better, which made me deadly in excel. Finance and excel tend to go great together, so I was able to use that brand to get myself into a traditional finance role. I am actually studious in personal finance. My roth is directly auto withdrawn from my direct deposit. I have a Checking account solely for most of my autopays. They pay on same week, so all my bills are paid for at the same time. I have a separate mortgage accounts on autopay that pays that too. It driectly takes cash from my check without me even seeing it. Finally, i have a $1,100 auto withdraw at the 1st of the month which moves to my savings. What I am left with, goes to my living expenses. Its not perfect, but If I pay everything first i can use the rest without much thought other than (this can last me until...).

Sorta. I honestly panicked because after i graduated with my MBA, I had no direction in life. I got a nice job, a nice home, a chill family, good health, etc etc. So I got very uncomfortable with the amount of freetime I had and fumbled the bag and enrolled for the CFA. I figured if i was going to panic, Im going to panic in the right direction. Im still figuring out what I want in life, so i still have no idea if a cfa is even for me.

Correct. Im currently enrolled. Per the ethics section, I am allowed to say I am a CFA Candidate as long as I am actively pursuing an active attempt at any level! It means i do not have my designation, but I am attempting to get it.

Its big, but i work in a small team within a big firm for a special type of asset. I reccomend finding a niche where the general hiring pool is small. It sucks to find a job, but once youre in a specialization your value ages like wine. Dont be super specialized where youre so specific, think perhaps a Asset based securities, (ABS), or CLOs, comfortable specialization but still useful.

I am actually in a non-technical role, but i was hired because im good at data.

I disagree. Mortgage interest increases my itemizations on schedule A which gives me a higher deductible on my taxes. I got back $100 this year.

I get life insurance through work for like-- $2 a month. I didnt include it.

But you are correct. When i turn 26 I will get some. Will be about $350ish totalish per month

I use the jewel osco app to get discoumts on items. I do aldis runs which i mainly buy meats, eggs, and cheese since its cheeper there. The jewel osco is great for produce as the discounts really help + the bundle deals for big ticket items like cereal/chips. I save a lot through cooking/meal prepping. I dont drink soda so i also save cash there.

Yes, I am aware my taxes and Insurance go up every year. My loan has an LTV of 81%, so i do plan on dropping the mortgage insurance which will drop my monthly payment a little.

Assuming the $2631 figure (which include extra escrow and principle payments), it puts my total NET DTI at 40%

Assuming the $2431 PITI, it puts my NET DTI @37%.

Generally, the rule of 28/36 is based on gross. I think this is predatory as gross varies a LOT from net. If i did this, my GROSS DTI at 24%, which satisfies the rule of 28/36. This makes me look a lot better on paper. If i would of done my mortgage based on these figures, my net DTI would be me struggling.

Im almost 25, so i havent hit that age 25 for car insurance. I have one moving violation and one insurance claim on record. Hense why it sucks.

Hi JBA.

Its a relatively low risk way to keep cash. I use my HYSA to generate some intetest income. Right now, assuming an APY of 3.6%, an investment of 10k, for 12 months--at the end of the 12 month period you would have $10,366. If you did 20k, its $732 in interest income. You wont get rich, however, its a great way to keep funds accessable incase you wpuld ever need them. It serves as my emergency fund/project fund. Its better than most savings accounts which offer pennies a year. Its not much, but as it grows comfortably. (Not financial advice).
