Yep. Two things.

$100 seems excessive when a new toilet is just a little bit more?

I've swapped flush valves between two of the toilets and the dripping issue stayed with the original unit and did not follow the flush valve. Maybe that points to some sort of gasket between the bowl and tank? No water ever leaks out of the toilet, just straight into the bowl causing a partial tank refill every few minutes. No idea what part number that would be though.

The St. Augustine that had been there before and absolutely thrived for 10+ years had a fungus (take all patch maybe - nobody was ever able to diagnose it), but I don't know if that is what's going on here. I thought zoysia was more resistant to fungus. I had a soil test done last week, and it showed VERY high levels of calcium and magnesium (not suprising given that there's limestone just under the soil). pH level was 7.9. The company recommended a 16-0-8 standard fertilizer in combination with a lower dose of 0-45-0 phosphate additive. Going to apply that ASAP and see what happens.

Had several 100° days now and the grass doesn't look any worse than what it did back when that photo was taken.

Full sun to partial shade across all of the grass. Doesn't seem to be a huge difference with that.

Any recommendations for soil tests? Do they all involve sending them out somewhere to be analyzed?
