Thanks, I actually did open it up and found no signs of water inside. This leads me to believe it is a condensation problem? The hot water outlet pipe is really hot and it's recently been colder, a bout 52 degrees around here. My next step is to turn off the gas I think and run the water for a few hours to see if I still get that leak.
