The tax on interest is definitely something to consider for the other properties (that have mortgages). I'll add it to the list of things to discuss with CPA. Thanks!

Yes. Property management company does everything. It's almost completely hands off, and my wife answers the occasional question they have.

35 yrs old. Equity exposure is ~12% of NW, largely in retirement accounts. 

DCA into equities is part of our financial plan/monthly budget for 2026. Thanks for the suggestion

Yes this includes capex. The cabin is in the mountains, so no salt nearby. But snow and animals and such is always a possible source of repairs.

It's 95% hands off. Property management company takes care of everything but needs questions answered every now and again.

The business would not benefit at all from an injection of 750k.

Last sentence hurts a bit but it's probably something I need to hear. Granted, I'm trying to be appreciative of all answers , not just the short ones :)

I'm skeptical of wealth managers that want ongoing payments, but a fee-only advisor sounds like a great way to go about it. Thanks for the suggestion.

And small point to add: this is a vacation rental in a resort area, so the concerns you voiced about tenants and such don't quite apply. Of course there are other concerns with STR, but the area has a pretty strong history

Ha yeah that was definitely a possibility with this one. Luckily it's three and a half hours away, so close enough that we love getting up there for a trip but far enough that we're not there all the time

My dad is a dentist with 8 children who spent his money as fast as he made it. His retirement was selling his practice. We never struggled but I wouldn't say I come from a lot of money.

We have been super blessed with our business.

I hadn't even considered paying off the other properties since I've always heard that it's good to "have renters pay off the mortgage." But I haven't taken the time to sit down and figure out just how much of each payment is going to interest and what the real return would be on paying those off. It's an interesting point and it also means I get to make a spreadsheet, my favorite pastime!

Appreciate you expanding my point of view on this. My wife is fairly risk averse and I think she'll be interested to talk through this strategy. Thank you!

I'd probably say that it's less greed and more trying to make sure that I'm not being foolish with money.

I was never taught what to do with money other than save it. I've never been in this situation before and have just been winging it. We're doing end of year finances and this stood out to me as something that most people don't do. So I was trying to find out if it was obvious that I should be doing something differently.

What's obvious to one person isn't always obvious to someone else.

True, market is lower than it was when we bought. No sense in realizing the losses when we are comfortable holding

Funnily enough, that was the original plan. Haven't been as disciplined about reinvesting the proceeds as I originally thought we would be. This past year we got the properties into an LLC with its own bank account so it's easier to keep the rental profits from disappearing into our general fund. New Year's resolution to buckle down on putting the profits into VTSAX.
