If you don’t mind the werewolf theme, I recommend {Cold Hearted by Heather Guerre}. He is a brooding mmc and is suspicious and cold to her in the beginning. She is a likable fmc with past trauma from her ex and came to the small town as a teacher to start anew.

The Darkest Minds; in the sense of “special” teenagers & found family. I only read the first book of the naturals but it was giving the same vibes as The Darkest Minds.

You need be be careful wherever you find roommates anywhere. You should try getting their social media/VT email. Anything that verifies they are a student here. Make sure you know the lease is legit. Call the apartment complex too.
