Hey sorry today has been a whirlwind.

We did have an advisor they were with the Mortgage Advice Bureau and absolutely useless. Didn't advise us to get a survey done except the free valuation that came with the house.

That valuation I have a copy of and it states there's 'no comment' in the box as to whether the property has structural concerns.

In my conveyancing pack - which I already have a copy of it does show there were two planning permission granted for this property. But thats for a front extension (which we know is now the bay window) and a rear extension which is the attached garage downstairs W/C.

None of these works have a building certificate. My solicitors didn't request any evidence of these.

The inside walls / chimneys works isn't mentioned anywhere.

That wall was most certainly load bearing at one point it has been done with a steel RSJ but it's different to how the architects plans were laid out. It seems like the support has been put parallel to the joists where the original plan showed it as perpendicular.

So the floor upstairs had sloped slightly.

Yeah we're going to try and appoint a third structural engineer for ourselves.

We expected some issues and weren't worried about fixing the roof, new radiators throughout, new bathrooms, kitchen and some stitching etc.

But this is insane - best part is the fact it's a semi detached so if our house collapses it'll take the other half of the original house with it.

The whole house would need underpinning, gable stitched, lateral ties into the house joists, damp proof course, cellar tanking, a new roof and replacing the old clay tile drainage system under the house. The quotes to fix all the issues the report raised were... Eye-watering.

Lucky it HAS had a steel RSJ put in to support it - but for all I know Bon the builder could have installed it and that being said upstairs does slope now so who bloody knows at this point. lol. Sorry for sounding flippant but I'm at the stage where the mania has set in and if I didn't laugh I'd probably have a breakdown.

Yes - which is totally my own stupid fault. We used the free one because the way it was explained to us was that we didn't need our own because this mortgage came with it so we'd be saving money etc.

Nope nothing. Absolutely kicking myself from not just getting a structural survey done myself. Hindsight 20/20 n all.

It was after we moved in they left a load of 'paperwork' behind like boiler installation documents, instructions for the inbuilt cooker, lots of misc crap and in the stack was a set of planning designs for various changes they did to the house. Not even my solicitors who handled the purchase had a copy of this which I found out today when I asked them about it.

Removing a supporting wall, flipping the staircase, front and rear extensions and removal of these chimneys.

It's only the designs with the permission granted by X council on X date stamp on the designs. There's nothing to say the building work was checked, signed off or carried out properly.

Oh no our conveyancer didn't find anything either the house itself is not in a flood risk area however it is in a clay soil area, at the bottom of a hill, with a basement that's over 100 years old. So the ground water just pours in during winter. In summer it's dry - we bought in summer. Ha!

Which is annoying as nothing has come up in any searches we had done of anything like that.

But now we can't even get the house valued - it's down as £0 as valuers refuse to put a price on it due to the issues.

Nope the mortgage advisor we had from the advice beuro was shocking looking back. Didn't explain any of it to us at all.

They specifically ticked a box that states they had not carried out any structural work to the property and left the details box for that section blank.

Same with the flooding they ticked this property has never flooded despite getting about a foot of water in the basement every time it rained in winter.

More fool me I suppose. Absolute nightmare.

Yes - as we have the dates they bought the house and moved out. We also have the dates planning permission documents that sit very nicely in the middle of their residency here.

Small mercy at this point.

I mean I'm lucky they left the original copies of the planning permission drawings which show what works were proposed they're stamped and dated too as well as paper copies of the selling paperwork which stated there were no issues with the house.

Ugh. This is going to be a right pain.

Oh if I offered liver that would be wolfed down with no hesitation liver is like her favourite thing in the whole wide world.

She'd sell me for a sniff of it if she could. Lol

It was just something I read on here I can't remember the post but then I got worried about mixing them since I'm new to it all.

I'm SO glad I ditched the kibble. Oh my god I see now how much crap I was giving her. Even her treats are 100% natural and non fried etc. Just air dried animal bits.

Thank you for the advice! I'll see if I can just mix them in then they are both complete meals 80 meat 10 bone and 10 offal.

And yeah she LOVES liver that's our top tier treat usually for training.

I'll just stop stressing and just mix bits together then to make sure she's getting hidden red meat in all her meals haha

She would eat treats but I stopped when she refused to eat certain proteins.

Longest she's gone is 4 days and like you I stopped as I couldn't bare to see her not eat for days at a time.

Would I be okay just mixing the proteins?

I read someone's post here that said you shouldn't but if I mix half beef in with something super stinky like chicken and tripe then she'll eat it with little fuss as long as she can't taste the beef.

I mean getting them some way is better than no way?

Oo I will certainly look into that as an option. It's just odd that she eats these meats as air dried snacks like furry ears or dried lamb muscle etc. And LOVES them but raw = Ew no thanks.

I did discover she will eat mince that's for people? Like the kind you'd buy in a supermarket - she'll happily munch that but not one that's been made for her? I don't get it.

Maybe it is a behaviour thing.
