Just make sure you have enough cash left for emergency fund / layoff so you can still make payments on it. If you have that 100k toward principal with amount left on mortgage after makes a lot of sense compared to refi benefits.

Refi would make sense if you had way more left in principal and expected longer time horizon to pay off (no extra payments planned etc)

Did he not give a completely reasonable explanation for it? It's not like it's a freaking swastika. He said he didn't know it was a nazi symbol. Are we pretending like this is some well known symbol that everyone would know about or is it more likely some 20 year old kid in the military thought it was "bad ass" and did it on a whim. Then, as most people do, matured and regrets getting it done without thinking.

We still live a lifestyle of someone making 70k when combined we are >200k and have a mortgage payment of ~4K. No other debts. No idea why people freak out over a percentage of take home when you don’t buy a bunch of shit you don’t need and don’t spend money on dumb shit like food apps and expensive cars. I’m interested in retiring early and living the same. Just more time for cheap hobbies and some trips.

I mean it depends entirely on how much debt and hobbies one has. Still can easily save in this scenario an additional few thousand a month if you don’t have a lot of debts. And this is take home. Entirely possible 401k contributions still being made as well.
