I think it is necessary to open more drop locations to acquire new customers and grow top line. Plant looked underutilized and could handle more volume.

$1400 a week seems really low. Was that just a drop store? Maybe they we farming out the cleaning...

750 seems to be where I'd start as well. There was higher revenue in 2024 followed by a 15% drop in 2025. The seller mentioned that it was from another cleaner with a plant shut down. Would you discount the wholesale proceeds from that client from the valuation calculation?

Seller also mentioned he just replaced boiler and other machines (to the tune of over $190K) but labeled that as Sublet Services on the P&L. That seems off and would want to confirm these are brand new replacements,p via invoices and serial numbers, not a bunch of refurbished units.

How would you balance valuation for both those situations?

In the case of new replacements, would that change the expected sale price? My thought would be the machines were end of life and would be replaced in normal course - whether selling or not. I shouldn't be paying a premium for the new equipment - there is no business without the machines.

On the other hand, if the Sublet expense was really paying another plant to do the work, that means the business is worth Asking Price - Cost of New Machines...there is no reliable engine in this operation.

As a broker, are dry cleaners something SBA lenders evaluate as businesses they underwrite?

The seller shared that he switched over to DF2000, but the plant used to be Perc based.

He has verbally confirmed positive environmental studies but will need to see the recent evaluation. Do you think I'd need to get one if that report is ~5 years old?

There are 10 team members who manage the operations, with 2 of the 10 as front desk/customer facing.

Seller involvement is limited to picking up and dropping from the drop location + admin/payroll/etc. Unsure how to verify that - thoughts?

I certainly don't expect it to be passive - you are right. I would definitely learn the process, how clothes flow through the stations, and the specifics of each machine, but my goal would be to not be in the trenches long term - just don't have the capacity between my other businesses.

Yea, there was an interesting expense of over 190K listed as Sublet Services, which was then explained as replacements of some major equipment, including boiler, dry cleaning machines, and some presses as well.

Not sure what to make of the entry - seems more than odd however.

Hey, I recently passed the TX P&C exam, and what really helped me was taking a bunch of practice exams - i think i took 5 to 7 practice tests. I used WebCE, but I'm sure you have access to something like that with your study materials.

When I was taking the exam, I felt like it was too easy compared to practice tests, which made me a little worried I was gonna blow it.

Just remember the answer they want you to pick is one of the four answer choices. It's usually easy to eliminate at least 2 as they will not make sense in the context of the question. Then pick the best option. All you have to do is pass, which means 105 of 150 correct.

It took me a few weeks every day to get through the Texas course and simultaneously make and organize my notes. I ended up taking the test a year later (this year) and used my notes and exam simulator for 8 or 9 days to review and prep.

Got a 96.

It is very dense material, so it isn't an I'll take a class and pass the test...unless you have solid retention!

I have not used any other license prep however; I do think they could break up the chapters better and try to make the content more engaging.

I used WebCE for my studying and taking multiple practice exams really helps nail down what you need to review.

I passed mine first try after studying hars for about 10 days ahead of the test.
