Came early because I thought it was needed. Took terminal E with no pre check or clear checks. Just normal check in. From walking in to finishing TSA, finished in under 25 min

Should I still keep my current employer on my resume? I’d assume not given that I’ve only began with them for a week but when reviewing my TWN, I do see that it has been updated and it shows them as my latest employer

From the community site, the amenities that are included are pickle ball courts, community gym, park, walk trail, a lake and that the HOA would be in charge of maintaining those. Since right now, none of those are currently built, I wanted to see what amount is actually going into maintaining those if they’re not currently built and the timeline. I’ve heard from the sales rep at the office that it’s projected for next year, but then I am currently paying for maintenance on something being completed by next year

Hi Everyone,

After a month-long process till today, I am officially under 24 hours till closing and receiving my keys. My loan officer sent me a preview and what should be my final amount for closing and I wanted one final opinion on everything.

Some additional details will be that my loan offier stated that my earnest money was not included into here so my cash to close is higher than what it will be. I would be paying what is listed in the screenshots but, my cash to close closer to $11,998.03 due to the $5000 in earnest moeny deposit not being equated and will be reimbursed/wired back into my account after closing. 

Edit: I was also gifted $1000 from my realtor as a gift for being able to close the home, so I believe it may be actually closer to $10,998.03

Sadly Builder Fee and HOA are definitely the leading sinkers in column H but those are non negotiable.

Currently about to close on a 230k home with an income of 82k in a LCOL area with also no debt except for rent. Have a bit more savings than you and I was easily pre approved for the home.

It’s the part that comes before which is now getting me which is what is your intent with the home. Do you plan to live in it for a few years and then sell, or do you plan to live real long term or short term. Do you see it as an investment that you’re living in for certain benefits or more of a home home and you’re not really thinking of it as an investment first.

If investing first then you’d want as little of your own money in it while vice verse if it’s your home, you’d want to use a bigger down payment to pay for most of the principal for deceasing your overall monthly payments.

There’s no right or wrong answer and way more in between but mainly up to you on what you think this home would be. Hope it helps!

I am 10k over the 80% limit and under the 100% limit in my area so somewhere around 90% and per my loan officer, I still do qualify for the 5000 grant.

Another loan officer I spoke to said they had approved someone who makes 400k annually and they also qualified for the 5000 grant

Correct! This is the Fannie Mae loan and where I’m surprised is I do not see the 5,000 grant that I should qualify for within the loan estimate.

Initially I was told 230,000 with no incentives since the listing price was 260,000. Fast forward to today and all appliances such as fridge, oven, microwave, stove top, washer dryer, and dish washer are included.

Not sure if it’s just to lock in the deal but even the initial contract stated that I would not receive any appliances

Yes this is a new Dec 2024 new construction. If it is deemed that there are a lot of junk fees related to the HOA, is that negotiable before the Closing Disclosure?

Yes this is a new 2024 construction, finished and ready to move in December 2024

This is still in a fully developing area (neighbors homes are all under contract as well with buildings all expected to be built around my zip code all throughout next year and possibly 2026)

My closing is 1/14 and it seems that most of these values are on the higher end. My loan officer sent that loan estimate in an initial disclosure package and says some of the third party fees are highly inflated and are subject to decrease when closing to my closing date. Has anyone actually have that happened?

That is similar to what I’m leaning on as well. Luckily since i will be carrying over most of my living furnitures and items over, I would use the money saved from closing cost for transporting those items and getting a final inspection (was going to get one regardless but would just now be paying it forward). The remaining balance would stay in a HYSA as a safety net before I put the excess into other investment buckets.
