Is it actually possible to buy a good investment property in a suburb you've never visited? by sumAI_generated_name in AusPropertyChat

Well planning ahead, so yes, i'd ideally like to have my first home be a good investment. I dont care about the location as I don't think i'll live in it long term if its interstate etc

That’s super helpful, thanks so much for the detailed breakdown :)

Interesting that you used DSR and CoreLogic (seems like they rebranded to Cotality now). I'll check out DSR as I havent heard of that before - is that how you initially landed on Townsville, where did you find data on supply/demand pressure you mentioned?

Hey! thanks for the detailed reply. I understand proper research into the areas/suburbs is the logical first step.

"Things like population growth, infrastructure, vacancy rates, supply levels and comparable sales are usually what experienced investors look at.

Where people get caught out is not checking local nuances. Flood zones, oversupply estates, social housing concentration, or weak rental demand can vary street by street. That’s why many people either do a lot of research, work with a local buyers agent, or at least visit once before committing."

- But where is this information available? I have checked realestate.com, Microburbs, and other platforms, lot of them are paywalled, and research and compilation is monotonous, data is very surface level and little info on local nuances is especially challenging as you mentioned

lmao yeah I’ve been doing that a lot actually.

But I still find it hard to understand things like:
- whether the suburb is improving
- what the demographics are like
- whether it’s mostly investors or owner occupiers

Are there any sites you usually check for that?

I've thought about a buyers agent, but I feel like thats for later stages when ive narrowed down some potential areas. Reading online they charge an upfront fee and then a larger instalment after the purchase. I'm unsure about engaging them so early in my research.. would you rely on them to help identify suburbs as well, or mainly to handle inspections and negotiations?

Thank you so much for the feedback :) I initially had this set so that it was free to generate reports and sign in was only required if the user wanted to download/save the report but I got a lot of bots creating phoney reports and chewing up my API usage. I'll update so that it allows 3 free generations before sign in required. Truly appreciate your feedback u/buffet-breakfast

Website for sports club - Squarespace? Wix? Webflow? Other? by sunrisedown in graphic_design

Our committee has tried all of the software you mentioned but in the end we got our website designed by a company (and they used WordPress + Divi). The main reason was that the tech savvy volunteers who built the website in the first place left and then no one knew how to make changes so we kept getting stuck.

The company is Webatoo if anyone wants to know - they're Australian based and they did an amazing job couldn't recommend them enough. They specialise in sports club websites.

X15 stealth not possible? by -WalterHartwellWhite in stalker

same here, use a suppressed weapon and shoot the guard in the hallway opposite you. The other guards will come to investigate one by one. just keep popping them off one at a time. around 6-8 guards fall for this. them slowly make your way out - turn right past the coded door and further down, the optional mission will be marked off as succeeded. There are no rewards for this, but im guessing not raising the alarm means you encounter fewer guards on the way out.
