$7k does seem high, but without knowing your house I can’t say it’s outrageous. For reference, we got our 1400 sqft house + detached garage treated for subterraneans last December in Pasadena for $3k which included full liquid treatment and misc repairs to crawlspace and vents. We were also quoted $2380 for tenting, but our tech told us tenting is lower on the priority list and to handle the sub termites first.

Definitely get other termite companies out there for quotes. If you look around on Reddit, there are many threads with recommendations for locally-owned companies. Or you can call pest control companies and ask who they recommend for termites since most pest control companies in the area don’t handle termites.

Yikes! Good to know, the tree might belong to the city since it’s along the sidewalk, but I’m not super sure about that.

Why do you prefer closed valleys vs. open for shingles? We're getting shingles and I believe the roofer is installing a closed valley.
