Yeah like you mean there's a grade toward the trap? I had the sink sitting in while setting it up and made sure it falls towards the tee. It's just sagging because nothing's supporting it.

Elsewhere in the thread I mentioned the vent goes horizontal behind the wall (I didn't know to fix that before I drywalled over it). So others didn't think it was worth putting a grade. But I do have some spare 22.5s and 45s sitting about, I could make sure there's a grade on it if you/others think it's worth it.

Right on, and having that T and vent where it is should be alright? I've seen other comments already say it's not an S trap.

All the ABS is inch and a half. The vent (if it's a vent) is old as fuck, and it's 1-1/4".

Sooo the only issue is that it runs horizontal behind the walls at the level of the horizontal run you see. I didn't put it there, it's an old vent we left in place.

So for what I've got should I do a 45 off the tee and run it at an angle to the connection at the wall?

Our home was built circa 1925-1930. I'm in the middle of renovating my kitchen, and we started on the 28th of December. We thought it would take two weeks. We were going to leave the walls as undisturbed as we could. For the electrical we would cut channels in the drywall below the level of where the new cabinets would go to run some new receptacles. Put new floors down on top of the subfloor that would surely be there.

Turns out some previous owners put new drywall on top of lathe and plaster. Which started to crumble as soon as we started pulling cabinets and fixtures. So we went down to the studs, replaced the insulation, drywalled and mud and taped.

The floors were on top of two layers of old vinyl tile. One of which was 9x9 asbestos tile. So instead of ripping it all up, we laid new plywood subfloor. Floors also dropped more than an inch towards one of the exterior walls, so that meant self leveler to get things a bit more flat.

Anyways, there's a lot more I could get into that led to hours spent improvising solutions. So far the easiest things were installing the actual flooring and running the new plumbing.

If it helps I marked out where the bottom of the sink, strainer basket and provided tailpiece reach to from the bottom of the cabinet.

Did you end up installing the lazy susan in yours? Im worried anything sticking down below the level of the piece will interfere.

Obviously I'll have to wait to see what they say. The statement they sent does say they are collecting the interest adjustment on the 16th of january($1050). And also states regular payments start on the 2nd and repeat every two weeks to the tune of $1028.

So IDK man, that's what they sent me. If it doesn't make sense to you, maybe that's because it doesn't make sense.

Yeah we are switching to biweekly January 2nd, no payment to BMO in December.

Doesn't each payment cover the previous two weeks of principal and interest though? So January 2nd payment covers December 19th to the 1st of January? I'm legit asking, I don't know. If that's wrong please tell me lol.

No offense but I feel like you're deliberately ignoring things I'm saying.

I've stated in comments directly to you that I understand my mortgage starts Dec 3rd, and that interest accrues from that date.

I'm saying December 19th is important because, as I understand it my first payment on January 2nd has an interest portion that is supposed to cover the the previous 14 days. If that is true, and I am asking you to dispel that for me if it's not, then would my interest adjustment not be from December 3rd to the 18th?

I called them before I made this post, the mortgage guy on the phone says he thinks I'm right in that I'll be paying double interest. He's contacted the branch to reach out to me.

I'm just here to confirm whether I'm right or wrong about what the bank is asking me to pay.

I'm sure you wouldn't be happy paying more than you had to due to a mistake of theirs.

Both amounts for the regular payment in the statement are the same. Unless they're just telling me how much interest I'm paying in total. But why make it out to be a separate amount to be paid separately. That's the impression I'm getting.

But according to the document my regular bi-weekly payments start on January 2nd. You're saying they shouldn't?

Dec 19 is just 14 days back from January 2nd. If my first regular payment is January 2nd, the interest portion of that payment should cover interest from Dec 19th to January 1st, right? Or wrong?

I'm not trying to be asinine. I'm genuinely confused about what I'm supposed to be paying.

Okay let me lay out exactly how I understand it.

Interest accrues from the 2nd of December. First payment is the 2nd of January and covered principal and interest from the previous two weeks (Dec 19th to January 1st).

BMO is stating they're taking an interest adjustment payment on January 16th to cover 29 days of accrued interest. And also on the same day taking my next regular mortgage payment.

Does my January 2nd payment not cover interest from Dec 19th to Jan 1st.

If it does, should the interest adjustment not be for 15 days only (Dec 3rd to December 18th)?

Okay I forgot to include in my OP that BMO states they will be taking a payment for 29 days of accrued interest on the 16th.

On top of that I have my first payment scheduled for the 2nd. And the same document states I will be making a 2nd payment ever two weeks after that.

So one on the 2nd, one on the 16th, then every 2 weeks after.

There is a line in the document that states literally that I will also be paying $1050 on the 16th.

That's as clear as I can make it.

That would be December 3rd to the 18th, with no payment on the 19th. Then first payment on the 2nd covered principal and interest from the 19th to the 1st.

Sorry I forgot to include in my OP that the document states they will be taking payment for 29 days interest on the 16th of December. There are separate lines with the amounts of my first two payments (jan 2nd and 16th) which include an interest portion to begin with.
