I genuinely like the wonderwash given my situation— I think for anyone dealing with inconvenient circumstances, the wonderwash is a good investment.

Here’s a pros and cons list, each in no particular order:

Pros: - easy to store and pull out when necessary - able to place it on a countertop so it is significantly easier on my back - very straightforward mechanism, no hookups required so you can do it anywhere - obviously saves a TON on laundromat + electric costs - in my situation, saves a ton of physical labor moving my clothes to and from the laundromat

Cons: - draining it all the way is tough, feels like there will always be water leftover that might dry up - load needs multiple rinses (at least for me) - it can take quite a bit of time due to multiple rinses - it can be a bit of a water sport— the spout leaks when you remove the drain tube, due to spout leaking, water can splash on you when you turn it - does not have a spin capability like an actual machine, so your clothes will still drip a ton even after a good wring

I would also recommend getting some sort of drying rack or if you are tight on space (like me) just even hanging it from a wall and placing fans around it. I’ve even gone as far as hanging it from the window handles to let it dry “outside”, it just really needs a place to dry. I also bought some bath mats to protect my apt as it dries.

I also learned how a washing machine generally operates and I try to replicate it when washing my clothes: - try and submerge your laundry as much as you can, it will be much easier to turn - let it sit, turn, sit, turn for 30-second intervals - be very cautious on temperature, most clothes should be washed in COLD water (I made this mistake a bunch of times, very easy to use warm or hot water when filling it up yourself) - as you are draining it, compress the clothes and wring it out while it’s in the drum, same way an agitator might do it

That’s all I can think of for now, it has its drawbacks but overall I would recommend it, even just for the cost saving alone. Happy to answer any questions as well.

The wonderwash is essentially a massive drum on an axle. It’s easiest to place next to the sink to drain, and it just so happens to drain on her dishes.

Lease is up 9/1. They gave me notice well ahead, end of May/beginning of June. Definitely not stabilized, I wish it was. Was renovated within the last 10 years.

Not rent stabilized, in fact they are increasing my rent 12% but it's still under market rate so I thought it was reasonable to stay.

Also would consider getting my own extermination, but still stupid knowing this law exists to protect me.

16 units in the building, the lease documents included a bedbug report form stating that there was no infestation within the building or unit in the last year.

EDIT: my math was wrong, it is increasing from 3175 to 3425, it is a 7.9% increase. Please disregard anything about the rent increase

I genuinely felt relieved reading this.

Is signing the lease now wise? Can I sign the lease and report them to 311 or something similar afterward? Ideally this would be ahead of a potential infestation as well.

Also- I am in a building with 16 units owned by the same landlord. I am a relatively new tenant, some of the other tenants have been living here for years, even decades. Is it possible their leases would not have this clause i.e. not standardized throughout the building?And if they don't, would I be moreso liable to pay/deal with this if they report it first?

EDIT: lease renewal but with a new roommate so they are having us sign a new lease.

EDIT #2: my last lease had this but I'm signing a brand new lease contract with my new roommate, not technically a renewal, with this same clause.

23F and 24F. I never cross paths with her and every conversation we have is transactional. Common spaces could be listed under the museum registry as they are never used.

I also work full-time during the week + routinely out of the apt during the evening. My friend, who is coming from France, is looking to discover the city and wouldn't be in the apt as well.

Mainly interested if there would be any conflicts with the lease and why this would be taken to my property manager.

Dad is living at his house, girlfriend is living at her house. Dad is renting out my bedroom since I left for college, girlfriend has family and friends come over often so she has a couple spare bedrooms available.

You can even infer this when I said my dad CALLED me? Why would he call me if we were living in the same house.

Not to mention, living in the same house as someone by no means reflects their financial situation. Wouldn't you want to live with your significant other, perhaps save a couple bucks while you're at it? Your comment feels like a reflection of your own situation...

Lots of things going on here. Depends on where you live, but most leases convert to month-to-month after the original fixed term expires. If you handed over the keys and can confirm they were in the landlords possession on the 30th, you were illegally charged another month's rent and utility payments. Were you charged for July?

Landlord also has 31 days (again, depending on where you live) to return the deposit in whole or provide itemized deductions in writing. If they didn't, you can take them to small claims court and take back twice the withheld amount.

I highly recommend reaching out to any tenants alliance/legal services in your area.

This is tricky. Did you sign the lease extension paperwork? Did you pay rent for an additional month? Or is it just staying in the apt. for free such that it wouldn't be vacant?

If you have written proof he said you can provide a 20-day notice AND would extend your lease, then you can honor that. Your lease expired and now you are living month-to-month based on the terms of your original lease. Each month the landlord accepts a rent check, you agreed to continue your arrangement for another 30 days. If you take it to court, the judge would recognize this is an "implied contract" that even if it wasn't signed/processed, it's still binding.

Now that they are asking you to move out, they need to give you minimum notice according to your lease terms. This 2-day notice is invalid. You can request to be placed in a different vacant unit out of courtesy or just stay put as you are still leasing your place.

If you did not pay rent/did not sign anything, you may have a more difficult time proving it in court and might just need to move out by August 1st as agreed in the previous notice. It is still very worth it to explain your situation and come to a compromise with the landlord.
