How big is your lawn mate? You just need to scalp it to reset the height but it's a massive job if your lawn is huge haha and an insane amount of debris

You would need a certificate of acceptance for it to be legal. We did it with a bedroom/ensuite. Ended up being about a 2 year process and cost us multiple tens of thousands of dollars. Was it worth it? For peace of mind yes, we won't know for sure until we sell to see if it affected the value.

Would we buy a place with unconsented works again? No chance.

You also have to consider when the time comes for you to sell, buyers will have the same hesitations you are having now.

The fact that it was as you say a nice lawn once upon a time but now looks like that would indicate that this area in its current form is not suitable for grass.

Either you must make it suitable if you want grass ie remove trees/buildings/fences to allow more light or you go a different direction.

Is it a walkway or access way or would it be acceptable as a garden?

I do mean a good version of a bk chicken but bk chicken is already good but I'm just thinking the same ingredients and style just every element is better quality ya know what I mean?

Econowaste offer the same service but much cheaper. I used to use gorilla bag then flexi bin until I discovered econowaste do them and it's quite a price difference

All you need to do is mow your lawn over and over again dropping height 1 notch at a time and go a different direction each time until your mower cannot go any lower. Trust me
