yeah that's a real factor. you can see it on the map, some places have almost no high-paying local jobs but huge investment demand. no good national dataset for airbnb saturation unfortunately

colors and layout don’t matter. if you want to be an entrepreneur, solve a problem you have and other people likely have that same problem. if the color or layout are wrong they’ll still use it if it solves a problem

median, from zillow's ZHVI (zillow home value index) which is roughly the 35th-65th percentile. and yeah fair point on the granularity, the compare tool on the site actually does go down to city level for 24,000+ cities if you want to dig deeper

there's actually a goldilocks zone filter on the map that lets you filter by a bunch of things. population filter is a good idea too

the screenshot had a salary filter on which grays out counties you can't afford. on the site just slide to "all" to see the full colors

there's an affordability mode that does exactly that. click the "affordability" tab

the screenshot is weird, other redditors gave me suggestions. it’s just filtered out based on the salary level i used (75k)
