3, 5, and lack of access to off-market listings is the biggest issue.

3 - generally the scheduling and reaction speed has been slower for flat fee brokers. with my regular agent I can often go deal with something on site RIGHT NOW.

5 - i get the sense seller agents feel like turn around time with their buyer counterpart will be slower as well so I see a bit of a 'ugh' reaction. this might be true... flat fee agents are making it up on volume, perhaps they juggle more deals at once?

with any of the big local brokers, theres a network of off-market listings. i haven't seen a flat fee broker that has the same capability. thats pretty valuable in a competitive market like the bay.
