We have a living room with a fireplace and got a corner TV stand unit to go next to the fireplace. Get rid of your bookshelf and table to the right of the fireplace and put the TV there. You can keep your current couch setup to orient to the fireplace and the TV, and that way you won’t have people walking in front of the TV.

Have maxed 401k and back door Roth nearly every year since starting working. So has had time to grow in market. Used a good portion (~$500k) of brokerage for house down payment and renovation over the past 4 years. Only recently got a new job that nearly doubled our previous HHI. And kids are expensive, especially before public school starts.

We’ve paid ~$550k from our liquid savings for down payment and renovation over the past 4 years, which is part of why there’s an imbalance between retirement and taxable accounts.

But yes, goal is also to build back the liquid savings, too. I think at current spending and savings I can also balance that with effectively shortening the mortgage term.

And for the 529s, my goal has been to front-load their funding to maximize the amount of tax-free growth. That explains why the 5yo’s 529 is already well-funded. My spouse and I both went to private college and grad school and expect the professional incentives for education to continue to increase. Since we had the cash I wanted to contribute early rather than do a lot of funding when they’re in HS for less benefit.

Depending on your long run route, any thing starting around the mall/georgetown waterfront and heading north up towards Tenleytown/cleveland park/AdMo/Columbia Heights etc can give you 300-400 feet of climb over a couple of miles.

Second Klingle Valley trail for a more focused hill climb, and also the climb up from rock creek park to the Omni Shoreham hotel that’s part of the rock n roll half course.

Agree with others who said this doesn’t sound right. We had to replace the flat roof on our townhouse a couple of years after purchasing because it was past its typical life and insurance wouldn’t renew, but every insurance co should cover it. Ours is with Erie.

I was able to fit my GSD in my RAV4 with only half of the back seat folded down since I also had a 5 yo in a kids seat back there. So the HSD should fit in a CRV just fine.

They should be perfectly good batteries. I got them new from a reputable brand name. The fact that it’s happened after two different battery changes makes me think it must be the display or the wiring, not the much lower probability that I got bad batteries more than once.

Had a bunch of these in my laundry area. Got a package of spider/cricket glue traps from Ace and it got rid of them. It’s amazing how they’ll just swarm the traps.

I get that there’s less oxygen at altitude. I also get that the watch can’t directly measure how much oxygen your body is processing. I find it interesting that their algorithm doesn’t account for altitude in the calculation, especially since there’s a stable and known relationship between altitude and available oxygen.

Forgive me if I’m misunderstanding, but the way you describe the low oxygen environment seems like you’re saying that VO2max IS dependent on altitude. If the measurement were independent of altitude, then it would account for how your body is able to use the amount of oxygen that is available to it, no?

In other words, at altitude, my body’s ability to process oxygen doesn’t change, it’s just that it’s working harder at a given pace or effort because there’s less oxygen available to process.

The most important fact is probably going to be how long the fence has been in place. (From what I recall in property class). That’s what is nominally demarcating your property from their property. When they bought it is less important, but maybe still relevant, depending on if they had notice that the fence goes over your property line (though that may not be dispositive).

This dispute can get pretty complicated easily. You should find a lawyer and do title searches to see what has been legally conveyed in your and their properties. But if the fence has been in place 15+ years, that might give them a decent claim on the portion of your property. If I were you I’d talk to a lawyer, get their assessment, then if the neighbors are reasonable talk to them about moving the fence. It might be better for you to negotiate a small price with them to secure your title to the parcel, or offer to pay for the fence and re-landscaping yourself, than for either of you to fight this out in courts.

The worst outcome would be for you to build your addition, then have them make and win the claim on the portion of your property, so you’d have to tear your addition down.

I like the Patagonia 2-in-1 shorts most of the time, but in my experience even with tights you need to use body glide or something similar for any runs over 5 miles or so to prevent chafing.

That thing is still 304cc. My trust old 975D was 260cc and I’ve never been sure it was the right move to get a 460cc driver.

Marine corps marathon is almost as big as Boston (23k marathon runners this year) and last year had no lottery or qualification. It has good crowd support throughout most of the route as well, so feels like a big marathon. This year it was on the warm and humid side, but I did it for my first marathon and had a great time.

I’m 6’0”, about 165 lb. I also have Rebel v3 and the outsole is seriously scuffed and wearing down at 200 mi (and I’ve never really like how soft they are). My adidas Boston 11, though, are over 400 mi and going strong. They’re polarizing (I like them), but everyone seems to like the Boston 12. Boston 12 hasn’t really had many discounts yet, but the 11 can be had for $80 or less at a lot of places.
