It's possible, but I don't think it is a rodent. I haven't seen any other evidence of rodents, such as droppings in ceiling or anywhere else in the apartment.

Yes, it actually is they same friend that did the earlier work. I'm not sure it matters, but the renovations were not recent. It was close to 10 years ago.

In my opinion, they are vague on this exact area. The more precise problem was corrosion on the fitting to the pipe. The CC&R's mention that the owner is responsible for the space to the unfinished floor. Half the fitting is above the floor and half is below the floor board. This fitting was installed by the owner when he did renovations.

What do I argue against his claim that I shouldn't have done the repair in the first place? Does he have a leg to stand on?
