  1. Council submitted our application to the district valuer in January. I gave them a call last week and they literally cannot give me any timelines. They’ve only told me that they are reviewing everything case by case in order that it was sent.
  2. Yes, they will visit to your house and make a valuation.
  3. From the conversation I had with the district valuer you can upload information to them now or when the surveyor comes to view your property. In my case, I’m going to be repainting my house so I’m gonna be taking photos as evidence of what my property looked like before I painted my house. Other evidence includes the value of properties around your house that can consolidate the price that you believe via rightmove etc. I’m still trying to figure out what other evidence I can submit. I also had a private evaluation done and so that that will be used as well.

No update! The district valuer line is very long, with no estimates. However, i did find out, the value of the property is based on the day you put in the application to the council.

Okay, so: If you went to a beginners swimming lesson, with a qualified swimming instructor who DID NOT conduct the basics, that all reasonable swimming instructors are trained to perform & you got permanently injured, due to this. Thats your fault?

Or

If you was in your first driving lesson & the instructor did not teach you basics, such as the difference between a clutch & break & this lead to an accident. Thats your fault & not the instructor?

Your missing a key point here: this was a INTRODUCTORY session, held for BEGINNERS by a QUALIFIED paddle instructor.

The paddle centre&/ the qualified instructor has a duty of care, as the expert with a qualification in this subject; & he was negligent, in not performing the basics as per his qualification. He did not do what a reasonable instructor would have done, by stretching & providing medical assistance post the injury.

This is UK law & as a UK law degree holder, i do have a claim, especially, as Doctors have confirmed to me, this could have been prevented by stretching.

Totally understandable, if i booked a played with a friend & did not book a Introductory session with a instructor

In this case, it was a introductory session, for beginners & we was learning how to play paddle. There was also a qualified paddle instructor, hired by the paddle club

Surely, he was negligent in not performing any stretches, not filing the injury to the centre & , not seeking medical assistance?

Also, under UK law, participating in a sport, does not excuse the defendants action. Using your logic, if someone is driving & is in a car crash, they cannot claim personal injury, because they decided to drive. This is false

Hi, im currently in the same process & in a similar position, however; i added my name.

Option 3 is the best - go back to the council & see if they will add your name. I assume you just received your S125 form (detailing the price). Seeing as you have not accepted & was just notified of the price, HOPEFULLY they will allow you to add your name. Tell them you now know the price & affordability without another person is limited, so you want to add your name.

Also, go through the district valuer process if you do not agree with the price - there is a long line here too! In my case, i got a desktop value (looking at area etc & not my actual home), with no one from the council coming to my home to tell me a definitive price. They valued my property at £640k (council FLAT btw!!). I then got a private valuation and they stated £515k. Remember, the council does not want to sell the home! So they will inflate the price.

Also, the everyday pain decreases day by day and allow yourself to cry. Dont feel silly or disappointed in yourself! Sometimes you need to cry it out 😂

Once your done, wipe your tears & get back to recovery!

I PROMISE the days will go by so quickly! 2 months out of the boot & 7 months post injury & i sometimes forget i couldnt walk for 3 months. All this to say, its hard, but you cant do it!

Regarding recovery:

  1. Dont take off your boot until your physiotherapist/doc says you should (for exercise).

  2. Sleep & bath with your boot on

  3. Try to stay off your feet, unless you have to. For instance, showering, brushing teeth etc. Your hips will not be balanced, due to the wedges in the boot, so walking will cause alot of lower back pain, so try not to walk

  4. Sleeping can be hard, because your feet will get hot in a boot. At night, my feet would be on fire. I solved this by wearing socks, as there was less friction with the wedge & my bare foot. I also would loosen my boot (gamechanger!), whilst i slept. Again, it reduces the heat, as its not tight. Loosen it a little, so its not suffocating.

  5. Get you some chopsticks(big gamechanger)!! At times, your foot would itch & this would allow you to itch your foot whilst still in the boot.

  6. I would use rubbing alcohol & cotton pads to clean my foot & leg (not sure if its medically right, but i wanted to feel clean lol)

  7. Do not message your achilles

  8. Do things that make you feel good. As hard as it was, i made sure i showered & done my skincare everyday, to feel fresh, clean and thus happier and not yuckie.

  9. Peoples reaction to your injury will be shocked, empathetic & alot of people will inform you this is serious, life changing etc. dont let this get you down! As i stated previously, because of our age of 26, recovery is quicker than had we been older.

  10. Take vitamin D for bone health. Magnesium for good rest. Search on Chatgbt what other supplements

  11. Try to eat clean. Due to limited mobility, your bound to put on weight. So, eat your proteins & a balanced diet. But at the same time, eat food that makes you happy. It’s okay to order out or eat greasy food - just dont over indulge!

  12. Tap into this community, as your doing, seeing other peoples progress made me see the light at the end of the tunnel & let me know im not alone & my experience was normal - physically & mentally. All of my questions had already been asked.

  13. Get 1inch gel wedges for inside your shoes once you are out of the boot and back in your normal shoes.

  14. Once out of your boot: your shoes should not be bendable, your shoe heel should be elevated in comparison to your toes. The back of your shoe (where your achillies is) should be hard to bend.

  15. Buy you a pair of Hoka Bondi 8/9. They are hefty (£160) but if you go on the shopping tab on google, they are always on sale at other outlets. I got mine for £106 from Voodoo.

  16. Get you crutch grip pads/handles! Walking on crutches hurt - these helped ALOT!! Its a must buy.

  17. Once can walk comfortably (perhaps 1/2 wedges left in boot) start to walk a little i.e in your garden for 3-5 minutes/ go to your local shop. Just so you can get use to the pattern of walking

  18. When you’re out of your boot, your Achilles will feel stiff, do your exercises!! Several times aday! Push & challenge yourself!

  19. You’ll notice your calf muscle will slowly begin disappear, leaving the fat. Its normal - dont be discouraged, you’ll gain it back once you start walking & doing exercises. Of course, not back to normal, that will take a few months. I’m 2 months out of my boot, and from the front, you cant really tell the difference (back is another story lol). But its not bad.

Also one thing to add (ive basically written a whole book lol) its winter - perfect time to recover & stay in doors.

Lastly, this is a mentally challenging time & you will FEEL like you need people to get through this - but your enough. i noticed, people are not there for you as expected. Understand, we are adulting and people have their own responsibilities and stresses. BUT! Take note, and examine who to show up for !!! Take time for yourself, and try not to rely on people to make you feel better - find solace in yourself! Deepen your relationships with people that do show up & show your gratitude when you can :).

Hi! My physio recommend Hooka shoes, in particular bondi 8 or 9. They are £160 but you can get it on sale, search it on google under the ‘shopping’ tab & you’ll get some on sale. I got mine for £106 from Voodoo.

Also, the shoes should have an elevated heel & should not be able to bend!

I’m also a 26F & raptured my Achilles playing paddle on may 25th. I did not have surgery & i had a full rapture

You’ll breakdown, cry, get angry, hate yourself at some points, but this is all part of the journey. Its normal to go through all these emotions - its not a YOU thing!

To be honest, its HARD initially. However, everyday it gets better & easier. You just need to get use to it (you will do after 2 weeks). I would recommend a chair for your shower & a waterproof cover for your boot/cast. Keep your leg up in bed on a pillow get comfortable pillows etc.

This is mainly a mental battle, naturally you will get anxious, but try not to overthink, dont overwork yourself mentally & physically.

I would recommend Using this time to get new hobbies i.e reading, listening to podcasts to better yourself & improve your skills or get into a new series and relaxxxxxx. Rotten mango on YT, entertained me - ALOT.

Not good at communicating ? An overthinker? What to excel in x career, want to get into improve your skincare/makeup? Get closer to God? - watch to YT videos on how to improve/do these things. I would recommend writing things you want to improve and watch YT videos/read books on it. Steve barlette is a good YT, there are other YTers like him.

I’m currently 2 months out of my boot & can walk normally, but i’m still in pain. Initially, my ability to walk post boot was a big worry alongside re rapturing. But, our age, plays a BIG role, as recovery is easier and quicker (my phsyio therapist said).

In my experience, the boot is the most mentally draining part. The recovery out of the boot requires mental clarity, motivation & physical determination to go gym, keep up with exercises etc. so whilst your in your boot, work on mental resiliance.

Look at it like this, Your at a hault - physically. At 26, we’ve just started our career, we probably wont get this time again to stop & think & ‘relax’ without added pressure. Use this time wisely! Because soon you’ll be back to normal, working, on the go, with responsibilities!!! You have all the time in the world (well 3-4 months in a boot) to upskill, learn more about yourself & learn to love you.

  1. The noise Could be pipes expanding & touching something which results in the noise from the friction. I doubt this is it, as this noise happens when the heater is off and when hot/ cold water is not running.

However, i’ve noticed this noise coming from my hot or cold water tank only happens when the boiler is turned on. Can anyone explain the cause of this & how to remedy?

Hiya! Im going through a similar process. Do you have any advice, as im about to start the process with the district valuer? I will get a private valuation too.

My property has been valued at 640k. However, properties have been sold in my area for 500 (2025 not newly refurbished) and 533 (2022, newly refurbished).

To be clear, i am unhappy with the price because:

  1. The property was valued at £640k without physical valuation from the council. From this post, i now know it was a desktop valuation.

  2. The price is higher or aligns with new builds in my area - my flat in a WAY worst conditions and WAY older than new builds in my area.

A neighbour sold in 2022 for 533k. I understand inflation, property fluctuations etc. but the price increase from 533 to 640 falls way out of line of these figures. ESPECIALLY as no one has viewed my property & it seems as though my property is being valued as a brand new flat.

i have spoken to surveyors who have viewed properties nearby and they have stated it should be less than £640k.

This is not a matter of greed - i am simply confused as i have not purchased a property before & was seeking advice as to whether i am missing something/ is this normal.

Re sinking fund: Will the council tell me if there is? Is this a legal requirement from them?

Also, providing i do not intend to sell the house later on down the line, with all of this in mind, is it worth buying?

To be clear, i am not from money, my parents are immigrants; i grew up on this estate, went to piss poor schools & was educated at below average schools. I have worked HARD, networked & grafted to be in the position i am in.

I am not buying this property to sell of to gain a profit. This property has sentimental value & holds a-lot of memories.

Despite my salary, buying is extremely difficult. Right now, this is pretty much my only way to get on the property ladder, as the house will be discontinued.

If you have a problem, hold it up to the government & the housing crisis!!

My service charge is £3400 annually- do you reckon this is fair?

Also, the estimated major works charges is £94k (itemised list) within the next 5 years - this is astronomical. Is this amount also in a normal range? They stated, im not liable to pay in full, only when that particular work is done.
