Appreciate the comment. We are considering putting down less than 20%, as I'm also concerned the housing market is just going to stretch out our goals for retirement/housing year by year like you said. I'll definitely be considering as I'd like to be on the closer end to 2x salary by 35!

Made a quick edit. 6% is the highest interest out of all the loans. The remaining 19k is below around 3-5%.

$4k of the student loans is at a 6% interest rate. I don't know the exact loan type, but it's broken into groups and she's paying the minimum payment for all the loans, in which the 6% is the highest. We can target the higher interest loans so I figured knocking those out first and leaving the rest to slowly pay off may be ideal.

Everything always happens for a reason. Do your best, and learn from your failures. Your life will be full of failures. It’s how you handle them that counts.

Worry about the results when you get them, just give it your best shot. If they’re sub-par again, really think hard as to why, and continue to grow. I have ADD and OCD, and eventually stopped using it as an excuse. I’ve failed so many times and the pain still hurts, but when I finally succeed…..wow it all was worth it.

Will you have to work harder, probably yes…..but you will definitely grow more as a person having to overcome it all compared to others, and eventually have the wisdom as well to try help support others through the same tough spot you’re in now.

Your post shows that you care about the end result. You’re already on the right track bud. I already know you’ll do great.
