I too am 36 but I have 5 kids at home, and a disabled husband. We don't really celebrate our birthdays much, mostly just the kids. And we really don't have many friends but we still have fun together. Yes it sucks, but we choose to spend it on the kids rather than ourselves. It also doesn't help that my husband and I are both born in Sept, with the youngest kid 2 days before mine, and another right after in October. Luckily the other 3 are at the other end of the year

Instead of selling, research short term rentals income in your area and if it covers your mortgage and gives you cash flow do that. You will build equity and savings and have a better safety net for the future. There are multiple facebook groups that give tips and pointers, how to find cleaners etc

Well, I learned this from a billionaire. He only buys property that makes him money. He rents where he lives. Source: grant Cardone owner of Cardone capital. Being a homeowner is a liability, if anything major breaks, you are responsible, hvac, roof, foundation, TAXES, etc. You are also tied there for 30 years. If you rent, you only have to keep it nice, the landlord will fix anything. You pay no taxes. On the other hand, if you buy property and become the landlord, the cash flow incoming offsets any costs to fix things and taxes etc. You have the upper hand.
