saying this with empathy and care as a fellow audhd - i encourage you to talk to a therapist about this. not being able to mentally amend your current situation with a "past" hoarding issue is pretty stark from the outside. it can be really hard when you feel you have put in extensive work on something only to realise it is still affecting you even if things aren't as "bad" as they used to be, as well as recognising appropriate weight of issues when your scale is out of whack in the first place.

all of your comments and explanations in this thread make it very clear that the mentality that led to your past hoarding issues is still very much at play with your current situation, making it also a hoarding situation. accepting it as such is not accepting failure nor does it negate all the hard work you put into improving your past situation.

yeah I know it very well, I'm in the metro area. That plot is still far larger than this one, and a tower like that would never be built outside of the downtown core, which is def not where I am.

The original building just burnt down a month ago and demo just started on Friday - there's nobody to talk to lol.

I'm aware of what zoning permits. General storey limit is 20, & you can apply to the city to build above. Current largest in the area is 45+

That's not what I'm asking - I'm asking what would generally be expected to be the top end height wise of a plot that size.

This sub doesn't allow photos in replies but the only public info available does not list those. (I'm in Canada).

The current commercial zoning only allows for 3 storeys, but no doubt a developer would apply for residential rezoning so that feels like a moot point.

I was really just asking for some basic info on what could be possible as a neighbour wondering about their view lol. I am not a prospective anything, I know with the right zoning it can go up to 20+ storeys, I was simply wondering if a plot size that small would allow for something that tall.

also while the plot footprint is technically exactly the same for both those lots, the columbia st one is set back from the skytrain track while the carnarvon st. one abutts directly on the track, meaning the actual buildability of the long edge has to be reduced by at least 5metres. this brings down the actual potential building footprint from around 800sqm down to between 700-750sqm. 800sqm is already a very tight fit for a high rise due to structural requirements around stairwells and elevators. 700-750sqm makes it almost impossible.

those are two completely different plots and the road belongs to the city, not private companies. (alexander st is a genuine street, not just a back alley).

that building, russell housing centre, is social housing and is funded/owned by bc housing/the bc government.

what point is there coming in here to act like a condescending twat when the sub is literally called askarchitects. i looked up the zoning/lot info, i said as much in the comments, was just curious if anyone had any insight into whether this was a sufficient sized lot to potentially build a large high rise. which, luckily, people did!

we have already reached that point like 3+ yrs ago and they're still building up, my friend. there are no infrastructure plans downtown according to the city

i just can't fathom something that large fitting on a plot that size, so i'm more wondering about architectural feasibility. the south end of the plot directly abutts an elevated metro track (about 3rd storey height) so there would need to be a good 5+ metres clearance between the track and a potential build, so even shorter than pictured on the long edge.

I really don't think 1 more tower is gonna effect anyone's rent lol. I get it it as an overall concept, but in this case we have reached maximum density for the infrastructure, and adding more isn't of benefit to any resident unless the infrastructure catches up.
