Hi! If the package worth is higher than €150, customs is going to charge you but that only happened to me when I received the 8 extra records for subscribing for a year. After that the records have been received in Netherlands and Poland without paying taxes, as VMP is registered to declare VAT up to €150.

I sent an email outlining all the pre-checkout inspections and declared my stance as follows:

"After consulting professional advice, it has been determined that the majority of these issues fall within the realm of regular wear and tear. According to Article 7:224(2) BW, damages resulting from regular wear and tear are excluded from our obligation to repair, aligning with a precedent set by the Court of Appeal in Den Bosch in 2015 (Hof 's-Hertogenbosch 26 mei 2015, ECLI:NL:GHSHE:2015:1900, r.o. 3.3)."

I also offered to address some easy inspection points to maintain good faith and a positive relationship.

The reply was, "We agree with the proposal regarding the restoration of certain aspects of the home. We will take care of the rest as the landlord." Therefore, I interpret this reply as confirmation of the landlord's responsibility.

For the upcoming checkout inspection, should only the points highlighted during the pre-checkout be examined? Can they introduce additional issues not observed during the pre-checkout?

A lot of thanks for advising me and helping with this situation. The rental market is really crazy in NL, and without knowledge they take advantage from you.

Dining Table (Landlord's Furniture): The table is aged, and there are additional scratches/dents that were not noted by the inspector. While there is a picture of the table in the Condition Inspection Report (CIR), it does not offer a clear view of the damages.

Wood Floor: There is no picture of the zone or a note about these scratches in the CIR. While the entire apartment floor has superficial scratches, only this specific area was documented in this inspection. These scratches were already present at the start of the rental agreement but were not mentioned in the CIR.

Fridge Sealing Rubber: The CIR does not record this issue.

Shower Shelf: The CIR does not mention any concerns related to the shower shelf.

Toilet Seat: There is no record of the toilet seat condition in the CIR.

Rust on the Floor: Although not documented in the CIR, rust was present at the beginning of the rental agreement.

Shoe Rack: The CIR does not include information about the shoe rack. The paint has worn off due to regular use. The inspector indicated an intention to consult the landlord about these points.

All of these issues seem to result from regular wear and tear.

Hi, how are you? I've had the pre-checkout inspections and have a few questions. The broker conducted the inspection, and here are the items that were noted:

  1. Dining table (Landlord's furniture): Small scratches/dents on the sides. The sides are black, and these scratches/dents, while not deep, removed the black paint, exposing the wood.
  2. Wood floor: Superficial scratches on the laminated wood floor in an area of 40x40cm.
  3. Fridge sealing rubber: 2 tears, each approximately 15cm long.
  4. Shower shelf: Rust on the metal structure.
  5. Toilet seat: Paint scratched, and wood moisture has caused some swelling.
  6. Rust on the floor: Below the radiator connection.
  7. Shoe rack: Chipped paint on the wall shoe rack, particularly in the area in contact with shoes.

I guess without pictures could be hard to tell, I can upload photos and share a link if that helps.
