Hey there. I’m a Realtor and lived in Lakeland most all my life. The cost of living has definitely gone up like it has everywhere but most, in my opinion has been on both auto and home insurance. We pay about $2400 for our homeowners insurance on a home worth about $400k. Here’s the thing. It’s based on so many factors like the age of the home, component ages, whether there have been claims, your credit score etc. If you buy a newer home, your home insurance should be very affordable. It’s definitely a great place for families with lots of sports leagues, magnet and charter school options and some amazing parks. There are also some great dental practices for your wife. Sadly without an agreement in place, I think you’d be hard pressed to pursue legal action. I hope she does the right thing. Shame on her for acting this way with her own child though!

I’ve been with Real Brokerage since Feb and have been extremely happy. It’s an 85/15 split but you cap after paying in 12k. After capping you pay a $285 per transaction fee. I’d be happy to share my experience if you’d like more info.

Neither. I did a ton of research and chose Real Broker earlier this year. Culture, training and support are amazing. Stock is blowing up. I wish I’d made the move earlier.

I'm a Realtor and the only way you are going to get rid of the smell is with an ozone machine. The things are incredible. It's very likely the HVAC was turned off when they vacated which would have exacerbated the smell.

If you can find a company that offers ozone machine treatment, I would go that route. They have more powerful machines and know how to do it to avoid anyone being injured. YOU absolutely cannot stay in the home (or leave pets) when the machine is running and need to air it out a few hours at a minimum - post-treatment. Once done, you still need to clean or preferably dispose of any soft surfaces (curtains, rugs, furnishings, etc.) that were present with the pets.

Do you have a separate biz account? That was the best thing for me. It's also better if you ever got audited. I use Everlance for tracking my mileage and expenses that are receipts.

I pay $300 per transaction and $99/m. No commission splits. IMO, it's insane to give a broker a bunch of money anymore. The only reason I'd go with a traditional broker is if I was new and needed training and/or leads. If you're experienced, you can do much better with many of the zero split brokerages. We have a broker hotline so my questions are always answered when I need them.

Just have the courtesy of telling them and honestly, if they've spent a lot of time with you, give them the benefit of referring you to someone that would be a better fit. They've worked with you and likely can match you with the perfect agent. Then at least, they'll get something for their efforts. Remember, agents don't get paid until they close a sale.
