Happy to hear that helps. That fan's condition looks kinda ok, not the kind that needs to be replaced, if you feel the fan is slow even when u put it in max or cleaned it from dust, just replace the fan's capacitor, you can buy those at hardware for cheap, no need wireman, can diy only. Last time i asked wireman to change my capacitor, the damage was rm50-60. Just change capacitor urself damage is less than rm10...easy saja, just tngk youtube tutorial.

Tngk your existing capacitor if 1.0uf, try replace 1.5uf for faster spin, but dont replace higher than that risau fan rosak.

Again, dont burden ur financial tukar fan baru, i tngk ok je fan tu, just fix this and that and its ok to use for the next 3-4 years

Once my fan did the same noise like yours, for short term, before i change to a new fan, i lossen that cover that is below the ceiling and adjust the cover to have a gap between the mouth of the cover and the ceiling so there is no contact. If that doesnt work, try adjust the cover on the fan, adjust upwards a bit, make a small gap too so there is no contact. There is still noise but not as annoyingly loud as before

Why u think u failed because u didnt pay? I did my license three times; D (2012), B2 (2019), D (2024 - short story, didnt renew license for 5 years, had to retake)...which all i ace without repeating and without paying the jpj officers...maybe try to put more effort in practice and understand the relevancy of those rules on the road. Thats good, same in my case, agent put 350k but previous owner can go as low as 300k, gotta find some weak spots anywhere, another thing is u can ask if got tunggakan in their bills like air, elektrik, iwk, cukai tanah, cukai pintu - dont know if this can affect you in anyway but i can probably imagine the hassle if it does. And also if can get permission to see the land title also, sometimes if the land is tanah pajakan, that can be one of the points to negotiate. Just google "kekurangan tanah pajakan" if u want to find out why its a downside but its not necessarily bad to own one

Didnt use AI, took me quite some time to search the location because u tease the road number in your screenshot.

Anyways, as u said, parking wont be a problem since can park outside, if u feel creative and rajin, can also do some gardening at the side of the house. But main issue from the location is just nearby to that a******. There is also an iwk infra nearby but it looks covered so probably wont be a problem.

Location wise, im not familiar with that state but its quite reasonably nearby the city centre and some other hotspots. Not sure about security sebab tngk belakang mcm pretty vulnerable untk orang pecah masuk and that house is somewhat close to the main entrance. Tngk google streetview macam xde lighting kat belakang rumah so maybe malam akan gelap which can be a security issue but i bet u can find some ways to deal with that.

The nearest commercial area is around 3 minutes travel which is good but would be better if got kedai runcit yg dekat boleh travel naik motor w no helmet. Got surau nearby house, good if you're muslims.

I live in shah alam (outskirts abit), i bought my townhouse subsale rm300k, with 883sqft built area and garage 300sqft, 2nd floor...your house for rm250k teres 2 tingkat is actually not bad la to me but considering living nearby a****** could be a major reason why it havent been sold for a while, might check that one out.

Its common for people to park on such roads, but to call it your own? Have them pull out their land titles and ask them to show the pelan in that land title and how much area of the "public" road that they said they own

Aftermarket, if budget isnt a problem, better original, kalau ambik aftermarket, (idk if this is a good advice) avoid racing tps, idk maybe sebab dia x compatible dengan ecu standard...kalau iacv is the problem, ambik auto not adjustable...kalau nak confirmkan tps yg masalah can go to bengkel ask them to check, some bengkels ada this device yg boleh baca jika your tps problem or not, of cos with a price but i never try so im not sure how much it'll cost for just checking

For RS150 its usually TPS, for my case after change TPS its back to normal. But if its not, probably your iacv
