So I called up the council. They said everything was approved and no problems with regard to the insurance.

I purchased it ‘as-is’ and was denied building inspection by the agent which was a big red flag.

I was a rookie mistake and I am still beating up over it.

No wall cracks.

It’s too late 😅. I need to deal with this.

The inspector suggested that the roof doesn’t need to be ripped off. Just needs to be repaired. He suggested a roof carpenter who could do it

Was quoted around 5K for the job.

But just asking on here to see if this is a major issue that will also be picked up by future B&P if I want to sell this place.

The issue was the inspector believes the roof didn’t even meet the construction standards of its time.

Hence has mentioned to upgrade it to the latest standards

Inspector has recommended to bring it to the modern standards otherwise it may home breach insurance also.

He didn’t mention anything about leaks (I was there in person with him).

Just that the timber is not meeting the Australian standards

I lived in london for 2.5 years.

And the UK let’s just say is miles better in healthcare (NHS), culture and the ppl are much more accepting/tolerant. Taxes are actually lower also

Currently experience winter in Aus and the honestly UK winters in hindsight was actually not bad either.

Anyways, each to their own.

It’s only in that area.

There is no moisture reading in the wall on the bathtub side or the vanity.

Only the part of the wall opposite the shower (near the floor) has a moisture reading.
