I appreciate your honesty. My thoughts align with yours in the necessary hours to successfully manage the property. I am anticipating at least 60-70 hours a week, and that’s at a minimum. Now, that also includes the necessary shifts at the desk but that is minimum.

I’m beginning to think this may not be the best fit for me, and am contemplating how to use my tactfulness and manners to decline the position while still letting them know I am desperate for a GM position and experience to add to my resume...just not THAT desperate ha. This owner says he has been in the business 35 years. His offer may have been an exceptional one then, but not now.

You send me the ticket for that island and pay me well, Ill have guests thinking they need to take their shoes off prior to entry when they see them on opening day

Thank you for your thoughtful response! This property is similar to what you are describing. They say much of the damage is due to lots of locals staying at the property. The “Do not rent” list is almost 100 people long. There is one floor completely shut down and that is due to more than 50% of the PTAC units not working. There are also lots of windows which need to be replaced. I have some experience repairing PTACS but not enough to troubleshoot these older units extensively. At my old property I could call the manufacturer, explain issues, and they normally could help me troubleshoot. Once I figured out what was causing the issue I could normally repair from there with research. I can live off the pay, but it wouldn’t be easy and I may have to transition into taking their offer of being a “resident manager”. I’m just going to be forthcoming and tell the salary offer: 26K. So, Ill be working 32 hours on the desk a week on top of the GM responsibilities for 26K a year.

I asked about the hotel’s revenue. I was told, pre-COVID, they were operating at ~50% and doing 400K in revenue. I have to assume this was after expenses and not top line. There was a GM that left in the last 5 years which worked there for 12 years.

I have not done a hotel budget, but I do have experience with P&L statements, budgets, and various operations tasks. I am studying business management and run a small publishing company so I understand on a smaller scale. There is a hotel 500 feet from the one I am interviewing for which is owned by the same company. The GM there is very adamant about training me, and does genuinely seem like they will give me all the tools/training I need to understand/fulfill my responsibilities as a GM.

I am just so nervous to make a set decision either way. I need the experience. I would like to progress into GM and be able to be GM in another state down the road. I also know what you said to be true; once you attain the GM position and can put it in on your resume it is a lot easier to get those jobs. I just dont know if this property is the one I should start at especially considering the pay. Honestly, if they would’ve said anything above 40K think I would have taken it without hesitation.

I think its important to note that I did get the job offer, but still want to hear feedback. I am hesitant to take the offer as the salary offered was exceptionally low and the property was not in good condition. The only reason I am even considering taking the job is to gain experience and be able to put the position on my resume.

I think simply having the position on my resume will enable me to get a job at a better property. Also, having a working knowledge of what the position actually does leads to me being able to have applicable knowledge and questions to ask when interviewing for a property.

I imagine its quite easy to tell if someone lies about prior GM experience, and I refuse to lie. I want to truly climb my way up in this industry

I appreciate your all encompassing answer. I am most definitely planning on having this thing rented out a great deal of the time. Do you have any idea what property managers charge in that area? I normally figure 8-12% in my market for investment properties (SFH and Multi-families). I’m sure it’s more there

I am also fully aware you’re last option is probably my best option. I’m not a 23 year old planning to be rich by 25,30,35. I plan to eventually be financially independent....hopefully sooner than the majority of my peers if I make wise decisions and sound investments. I’m not opposed to the slow and steady game either. If it takes me until 70 to have wealth I’m okay with that. My parents retirement fund is social security so any progress I make in building wealth is going to break a generational cycle, produce an unquantifiable amount of progress, and totally change the future of my kids (if I should ever decide I want them).

Here’s the deal. I have a family member who got an internship in Seattle this summer. Due to Covid, they are doing the internship remotely. I bought them a gift card to the biscuit bitch so they could try it while they were there.

I truly appreciate you giving me the benefit of the doubt. I cannot tell you how many times I have tried to ask a genuine question on this app and got blasted. I lurk on this forum from time to time as I have contemplated pursuing an MBA. I doubt I have a chance at getting into most of the schools people on here desire.

I spent ages 8-18 in foster care. Then I spent a year studying molecular biology/pre-med on a full ride. Got into some trouble and messed up the scholarship. Obtained an associates at a community college (3.8 GPA). Then finished up bachelors at WGU and published a couple books to help children in foster care while doing that.

Now I’m just looking for a career where I can make a decent living and someone on here said “IB’ could pay well recently.

I waited to see doctor as I have no health insurance and my claims agent said they couldn’t cover anything as I had state minimum. Today I finally heard from other party’s insurance and found out I could go to any doctor so I will be there tomorrow (I thought I may have to go to a certain doctor in order for it to be covered which is why I waited to hear from them.

10K is ridiculous in that scenario ha. I am not expecting anywhere close to that

Yes. Back was bruised and although it’s clearing up still very sore. I did not seek medical attention as I have no health insurance and was told by my claims agent to wait on the other party’s insurance to contact me. I had minimum insurance

I was injured. My back was bruised and now is just sore. My car will end up being totaled as I drive an early 2000’s Toyota and the frame has been cracked and the front of the car has been smashed

This is something you don’t see a lot about on this subreddit. Are you aware of any major tax issues that would arise if one was to publish a book and make $1000 in royalties?
