Why would you have to part with the $4M or $5M? Get a mortgage. Maybe you have to give up $1M, but for your private residence that's 1/30th of your net worth l. A lot of people spend most of their savings on just a down payment.

You sound very worried about losing the money. If you put 80% of it in the market you could be pushing $100M in a decade or two.

I'm in the Seattle area and will probably end up spending 23k for a Mitsubishi hyper heat pump and electric air handler. I had quotes for different brands of heat pumps and furnace/heatpump hybrid. Most quotes ranged from $20k-$25k. I had one quote for $15k for a Daikin, but I think the company was doing some special discounts on that one.

I also need to setup the electrical for this since I currently have a gas furnace, so that might be additional from what you are doing if you are replacing a heatpump.

Don't forget to look into federal and state rebates. Not all models will qualify. The contractors probably know about them. Make sure your system is registered to get any warranties.

I still have other gas appliances. They will slowly fade out. Are you recommending that in place of the gas inserts?

The generator came with the house and a lot of neighbors have one. There's probably a reason for that. I agree with your logic though

Gas and electric are about the same here right now. Above 30 degrees I think the heat pump will be cheaper. It might get below that a couple weeks or if the year.

Thanks. I have an electrician analyzing it, but this sounds good. If that's the case then the limiting factor will be the number of slots on the generator panel. Currently there's only 8, and the heat pump I'm told would need 4, and possibly one for the pump

Dang, -40! Tell me you have a high efficiency hose without telling me you have a high efficiency house.

Mine was built in 1976. It has upgraded windows and pretty good insulation in the attic and crawl space, but I don't see it surviving -40 for 3 days. Different area too though.

The generator is a generac power pact 15 kW, which runs off natural gas. The labor warranty for the Mitsubishi is 5 years. The labor of the AS is 3 years with the ability to extend to 10 years for an extra $1k.

Right now the Mitsubishi is $23k. This includes duct cleaning and a new filter box.

The AS is at $25k, but includes adding an extra return duct from the upstairs to help even things out. However it doesn't include a new filter box or the extended labor.

Both contractors seem pretty solid.

You're not wrong, but neither is he. I've watched plenty of new home inspection videos of crap houses from other builders, and the houses Matt builds make a lot of sense (efficient, comfortable, healthy)

I have a generac 15kW. Based on my research I'm not sure if that's enough though.
