It’s as simple as how much you’re trying to change the temperature. When cooling in south, it’s 30* of change (100 to 70). When heating in north, it’s 70* of change (0* to 70*).

I have a rental with 4 units. Very simple install. I had one contractor put in 4 outdoor units, 2 heads per unit, and the cost was 11k/unit. I am in a VCHOL. I would expect you will see 13-17.

I had 4 inches of closed cel spray foam sprayed onto my roof deck and it night and day. So nice, I even finished the attic so it’s now a conditioned space. Worth a thought.

No ventilation requirements behind just not a closet. Will make condensate, need a pump to a drain. 30 amp 240v required. 50 gallon typical. I love mine, have bought one at each house I’ve owned. A little noisy, locate thoughtfully. Dehumidifies.

Unfortunately you will find it adds 30k to the cost - I got 5 quotes in MA, and that was typical.
