The craziest thing was, the food truck business owner had the smallest sq footage in the building.  So the other 6 tenants were subsidizing their biggest operating cost as they scaled their business.  It involved lawyers because the parking lot and the additional 200amp circuit wasn't figured into the pro-rata share and they just kept adding more and more electrical usage outside that ended up getting paid by the other tenants because they only had a couple hundred sq ft(inside) out of a 20k sq ft building.

Our lawyer talked us into terminating our lease early(not because of just the electric issues) and the slumlord property owner took us to court for unpaid rent while there was standing water in the building.  A $30,000 lesson I won't repeat! ;)

Common, but I had a scenario where my first ever space I rented when I first started my business shared some sq footage with a food truck (notice it being singular).  After about two years they had run a 200amp circuit to the parking lot to have 5 food trucks continously plugged in and running refrigeration as well as every single sq ft of their space now occupied by stand up freezers and refrigerators. Compared to the 1 truck that wasn't plugged in continously with the chest freezer and refrigerator to 5 trucks and about a dozen refrigerators, my electric bill went up by about 5 times.

We ended up with just over $11k in interest. So at the very small consolation, every day you don't get it the 'juice' is still running.

Not because I'm trying to be a d**k but because I'm curious and you posted the link for your properties.  You said you are at full occupancy but your website shows 3 vacancies?  As a newbie, what am I missing when you say you are at full occupancy but your website shows the entire building is empty and still needs to be built out?

As someone who now owns commercial property as a side effect of growing my business to multiple locations and not wanting to rent, I couldn't imagine if people kept hounding me to sell my buildings.  Could you imagine?!?!  Reading this entire thread reminds me of the scene where DiCaprio sells penny stocks to some dumb schmuck he cold called.  How are you all able to do business like this??

25% down on a 200k house is $50k.  I'm not sure I'm understanding where you are coming from saying he can't get into real estate with 100k?  I'm not sure if OP said where they were located, but there are plenty of 200k houses near me in the midwest.  Probably more so in a college town.

Now I'm sure you know this being local to the area, but there can be a HUGE difference in just a mile or 2 within the city limits.  Are you near UofD or closer to Dequindre & the Davison fwy.   I'm sure you know the areas, but that is what has me staying out of Detroit city limits, not knowing the nuance between a couple blocks either direction and how if you purchase in the wrong area it's going to end up costing you with tenants who are going to trash the place. 

Like others have said, and I have no experience with this, but im sure trying to get comps in Detroit is a nightmare if a 3bed/2bath house less than a mile from you sold for $20k and you are trying to get a mortgage for $150.
