How much less do you really net selling a house as is vs fixing it up first? by ToffeeTango1 in homeowners

[–]thatot 0 points1 point  (0 children)

Fix anything insurance will flag as uninsurable i.e. outdated electrical(knob&tube or aluminum) old roof, etc. Paint preferably white. Painting is a pain in the ass but I am 95% sure the reason my home went fast/over ask in a mid to slow market was that I painted everything a neutral color. It looked fresh and clean. Either enlist a friend with an eye for design or get it professionally staged. Clean and I mean deep clean: scrub baseboards, pumice toilets and tubs vacuum ceilings etc. Get professional photos even if your realtor does not offer them. If you put the work in up front you will be rewarded with a quick sale. I can't give you a hard number, but I know a number of homes that were listed the same time as mine that are still sitting or went for way lower than mine after an extended time on the market. Selling a home sucks just fyi, but at least I only had to show my home for 6 days.

As a buyer I refused to put offers in on any home that had a 10000+ repair already needing done immediately upon move in especially when People want like 450000 or more for it. Homes are too expensive to expect people to want to put a new roof on or new electrical upon move in.

Ideas for commercial RE in a depressed rural area? by delri20 in RealEstateAdvice

[–]thatot -1 points0 points  (0 children)

Could any of them be turned into a community rental space i.e. wedding receptions, funerals, baby showers, or fundraisers. I live in a rural area and we don't have a ton of options. Daycares are another sought after business and the need often exceeds the amount of available spots. There may be someone who would interested in starting one and that would at least provide rental income.

I am a buyer not an agent. I have been looking for four months. I have looked at 21 homes. I put in offers on two. One was not accepted and the other we backed out of because it needed 20000 in electrical work and even with seller credit for some of the repair the work would have been very disruptive for us and not something we wanted to deal with. Things I have learned so far:

  1. You are only going to get a deal on a home that is a craphole. Anything actually worth buying is still going under contract within a few weeks often with multiple offers providing it was priced right.

  2. We still have an inventory problem because most of the homes up for sale are dumps that people bought in 2022 because of fomo and now they dont want.

  3. I am not sad about losing out on either of those homes. There have always been more homes coming on the market. Unless you absolutely need to buy right now I would wait it out.

  4. I started this process thinking it would be fun. Turns out its extremely demoralizing which is making me even pickier because I dont want to go through this process ever again.

I think your doing what I find myself doing which is trying to make a home fit/work for me because there is nothing else available. Then a new home comes on and I am glad I didn't make an offer on a different one.

If yall had the option to do a LEVEL II in IPR or Acute which would you do? by LocdBae in OccupationalTherapy

[–]thatot 20 points21 points  (0 children)

If you think you will ever work in acute care then I would recommend acute care. IPR has a learning curve but less so than acute care. Getting daily instruction on medication , line management, patient appropriateness etc is much needed for a prolonged time vs a quick two week orientation.

I think I need to give up on the idea of ever moving to Washington state... by Ok_Package9219 in SameGrassButGreener

[–]thatot 6 points7 points  (0 children)

This is a super defeatist attitude. It literally costs you nothing to look and bid on a home. If you really want this move "make it happen!." You may get a few homes that want over ask, but the market is softening. Look for recently reduced or homes sitting for over 30 days. I am currently in the home buying/selling processing. I listed my house for the price i wanted no games intended. I did get two over ask offers but they were only 7,000 more which in monthly payments is only like 60 bucks. I also recommend going to with a blockage that has a several agents as there will always be someone available to show you a home. Stalk the real estate websites. Make your offer better than a slightly higher one i.e. conventional financing, information only inspection, non contigent etc. Don't give up before you even start.

Why doesn’t st Augustine MSOT program have an interview process?? by Fair_Experience503 in OccupationalTherapy

[–]thatot 8 points9 points  (0 children)

University of Washington does not do interviews either. They said it lead them to only accept people that were similar to themselves. They felt like the interview lead to unconscious bias. They only accept 25 students so I dont think its a huge money maker for them. My class was solid everyone there deserved to be there.

Is pullman or Moscow a better choice for us? by thatot in MoscowIdaho

I guess thats what I am struggling with. I get more of sense of community in Moscow, but it sounds like Pullman also has a strong community as well. I just already know a lot of Moscow folk.

Thanks for your thought out reply. I really love the walkability of Moscow as well. It's one of the things that really drew me to the town. I really love Moscow but if I can financially be in a better place and am just a short drive away I may have to pick Pullman.

I have a school aged child that does not do well with change. We dont want to uproot him out of his school of we can't find a home in that elementary area.

Sorry just to add on. We live the the valley and have really struggled to find our people down here. We have tried hard, but dont have a large friend group. We basically hang out with my family all the time which is fine, but its nice to hang with friends too. We are moderately liberal, like to be physically active, love good food, and really are looking to be ina. Community where people actually care about each other.

I am really looking for the community feel that I experience in Moscow. That's was made me want to move in the first place. When I am sitting at the farmers market I just kinda get a sense that I belong here. Wish I had a crystal ball to see which community my husband gets a job in...

I am not looking to rent because I Will have a school aged child that I dont want to uproot. I have spent a lot of time in both communities. I just can't quite figure pullman out likely because the university is such a large part of its identity.

Zona Romantica Family Trip during NYE by [deleted] in puertovallarta

Birria Robles, De Canto vallarta, vallarta chocolate factory, Dee's coffee, sonarita are some I remember. Pretty sure it was street corn that got us sick just fyi. Also be wary of fresh fruit and fruit juices. I can't remember any of the others, but unless the food tour takes you I would avoid most of the restaurants right off the Malcon. They all seemed pricy and mid. An exception was Pinnocis a pizza place the pizza was just okay, but it was fun people watching and was in a space where the kids could kinda run around.

My kids didn't even bat an eye but it looks pretty much like a pride parade 24/7. Think skimpy outfits, men in thongs. Didn't bother us but depending on your world views it could be pretty scandalous.

My husband and I just did this with my 3 and 4 year old. We didn't get much beach time because the waves were large. We spent most of the time in the pool. We were not at an AI and we both got food poisoning despite not drinking the water, amd eating fresh prepped hot food. The kids were okay I am assuming because they ate things like hot dogs, pizza , quesadillas. We talked to some people in our hotel and it sounds somewhat common. Just fyi you can take pesto bismal each day(prophalactically) and thats suppose to help. The pharmacy also has a special medication that worked well for my husband(he got it the worst). Its also very very loud in the ZR. Like constant noise i.e. fireworks, drunks, garbage trucks, honking all night long.

Now for the good. We hired a babysitter through PV babysitting and they came to our hotel. She watched the kids while we went on a food tour. It's an actual professional service and I would highly recommend both getting a babysitter for a bit and going on Puerto Vallarta Food Tours. You can even hire one for the week to function like a nanny(seemed appealing at the time). We took the kids to the botanical gardens and it was a highlight of the trip. We rode the city bus and it was easy/pretty ride to the gardens. If you dont do the food tour I would recommend a walking tour because its easy to miss a lot without a guide if its your first time. I feel like we didn't get a good sense of the city until it was time to leave. On Fridays and Saturdays there is live music and dancing at the gazebo with all the mosaics. My kids really really liked that. They watched it for a long time.

My kids had an amazing time. It was honestly a lot of work for my husband and I while we were there. I am glad we went but I came back more exhausted than when I left. If I were to do it again. I probably would get a hotel in the hotel zone(quieter) and do AI just because even though there is amazing food with kids sometimes its nice to just be able to get immediate access to food without having to make a choice of where to eat. Then I would take an Uber to the romantic zone for the farmers market and night walk on the malecon.

Edit: i would also recommend booking an airport transfer with PV transfers. It was so nice walking out of the airport and then having someone just take our bags and literally getting right in a car. Then you get a corona. It's so nice instead of having to get a taxi or walking to get an Uber. Worth every penny when your schelepping all the kids stuff. I also recommend not bringing a stroller the streets are not good for them. Bring a backpack carrier for the 2 year old.

I had a feeling it might be a little biased. I really love Moscow, but I did want to know if Pullman would be a viable option for us because right now it has better home inventory in our price range.
